We start from three sets of numbers: the closed sales within the last six months that a lender's appraiser would accept as comparables, the active listings you would compete with, and the pending deals that show where the market is actually clearing. How much is my house worth?

Sometimes, by coincidence. Automated estimates cannot see the flood zone, the roof, open permits or a pending special assessment, and in Miami-Dade those routinely move a price by more than the estimate's own error band.

Does a flood zone lower my home's value?

It raises the buyer's insurance cost, which lowers what they can pay for the same monthly budget. An elevation certificate showing the home sits above base flood elevation can narrow or erase that gap.
