“An owner or owners of a building that is three habitable stories or more in height as determined by the Florida Building Code and that is subject, in whole or in part, to the condominium or cooperative form of ownership as a residential condominium under chapter 718 or a residential cooperative under chapter 719 must have a milestone inspection performed by December 31 of the year in which the building reaches 30 years of age, based on the date the certificate of occupancy for the building was issued, and every 10 years thereafter.”
Questions about Miami condo buildings and communities
What is a milestone inspection?
A structural inspection required by Florida Statute 553.899 for condo and co-op buildings three stories or taller — by the end of the year the building turns 30 and every ten years after. Every tower guide on this page states its status where a public source confirms it.
What is a reserve study?
An engineering estimate of what the building or community will need to repair or replace and when, and whether the association is saving enough for it. Ask for it before you offer; a thin reserve is a future special assessment.
What is a special assessment?
A one-time charge the association levies on every owner when reserves cannot cover a project. Pending or approved assessments show on the estoppel certificate at closing — ask for them before the offer instead.
What are HOA fees?
The monthly or quarterly dues that fund an association's operations, insurance and reserves. In Miami-Dade towers they routinely reach four figures a month; in gated single-family communities they are usually far lower. Each guide lists what the association covers.
Are condo fees tax deductible?
Not for a primary residence. Fees on a rental unit are generally deductible as an operating expense — confirm with your tax preparer, not with us.
