Living in Sunny Isles Beach: who lives here and what the housing looks like

Harvey Baker Graves bought a 2.26-square-mile tract here in 1920 to build a resort, and the 1925 Haulover bridge connected it to Miami Beach. Through the 1950s and 1960s more than 30 motels went up along Collins Avenue, starting with Norman Giller's Ocean Palm of 1948, the first two-story motel in the United States. That strip, with the Newport Fishing Pier at its center, became known as Motel Row. The city incorporated on June 16, 1997, and from the early 2000s the motels gave way to high-rise condominiums.

The city covers 1.78 square miles in the northeastern corner of Miami-Dade, with the Atlantic on the east and the Intracoastal Waterway on the west. The 2020 Census counted 22,342 residents, a density of about 22,108 per square mile, which Wikipedia describes as the highest of any incorporated place in the country outside the New York area. Collins Avenue (State Road A1A) is the only through street; Sunny Isles Boulevard (NE 163rd Street) is the bridge to the mainland.

Haulover Park, the 177-acre county park just south of the city line, has been open since 1948 with a marina, a beach and a dog park, and Baker's Haulover Inlet, cut in 1925, separates the island from Bal Harbour. The city's biggest employers are its resorts: Acqualina Resort & Residences and the Trump International Beach Resort.

Housing stock: three generations of buildings on one avenue

Almost every home in Sunny Isles Beach is a condominium on Collins Avenue or on the bay side streets just west of it. The first generation is the 1960s and 1970s buildings, many of them mid-rise, that survived the motel era. The second is the 2000s wave that replaced Motel Row. The third is the ultra-tall towers completed since 2015: the Mansions at Acqualina (643 feet, 2015) and Estates at Acqualina (672 feet, 2022 and 2023) at 17749 and 17875 Collins, Jade Signature (636 feet, 2017) at 16901, Muse (649 feet, 2018) at 17141, Residences by Armani/Casa (639 feet, 2019) at 18975, Turnberry Ocean Club (649 feet, 2020) at 18501 and Ritz-Carlton Residences (640 feet, 2020) at 15701.

Porsche Design Tower at 18555 Collins, finished in 2017 with 132 units and car elevators that deliver residents' vehicles to their floors, is the best-known of the group; a 2024 University of Miami study found it had settled as much as eight centimeters since 2016, a reminder that geotechnical history belongs in due diligence here. Bentley Residences at 18401 Collins and the two St. Regis towers at 18801 Collins, all around 750 feet, were under construction with 2026 targets.

Getting around: one avenue, one bridge

Collins Avenue carries everything north to Golden Beach and Hallandale and south to Bal Harbour and Miami Beach. Sunny Isles Boulevard, the eastern end of State Road 826, crosses the Intracoastal to North Miami Beach and I-95, and the William Lehman Causeway to the north connects to Aventura. Metrobus routes S and 120 run the length of Collins, and the city advertises a free community shuttle.

By map routing it is about 17 miles to downtown Miami, 22 to Miami International Airport, 11 to Miami Beach, 23 to Doral and 2 to Aventura, where the Brightline station and Aventura Mall sit just across the causeway. Season, beach traffic and the single bridge decide how long any of those take.

Daily life: the beach, the pier and ten small parks

The beach is the point. The city staffs 10 lifeguard towers with 31 lifeguards, and the Newport Fishing Pier, which VisitFlorida calls Miami's only public fishing pier, anchors the middle of Collins Avenue. Samson Oceanfront Park at 17425 Collins is a 2.1-acre beachfront park with a playground and picnic space.

The city counts 10 parks on 20.5 acres, which is what a 1.78-square-mile island allows: Heritage Park at 19200 Collins (3.8 acres, with two playgrounds, a stage, a water play area and a dog park over a parking garage), Town Center Park (3.2 acres), Gateway Park (3.7 acres), Senator Gwen Margolis Park (2.9 acres) and Pelican Community Park on the bay side, which holds the recreation programs. The Government Center is at 18070 Collins Avenue. Across the Intracoastal, Oleta River State Park's 1,033 acres of mangroves, kayak launches and bike trails are the closest large green space; Haulover Park is the closest marina.

Schools and services

The city had no public school of its own until Norman S. Edelcup/Sunny Isles Beach K-8 opened in 2008 at 201 182nd Drive, built to relieve Ruth K. Broad Bay Harbor Elementary, Ojus Elementary and Highland Oaks Middle. For high school, Miami-Dade County Public Schools zoned the city to Alonzo and Tracy Mourning Senior High Biscayne Bay Campus at 2601 NE 151st Street in North Miami, which opened in August 2009 two blocks from FIU's Biscayne Bay campus. The city's own page counts four public schools serving residents.

The nearest full hospital is HCA Florida Aventura Hospital at 20900 Biscayne Boulevard across the causeway, with 493 beds and a Level II trauma center. The city runs a resident ID card program and licenses short-term rentals, which matters if you plan to rent a unit.

Buying here: inspections, reserves and the map

Every building here is within three miles of the coast, so Florida's 2022 law, passed after the Champlain Towers South collapse in Surfside on June 24, 2021, requires a milestone structural inspection at 25 years and every ten years after for buildings three stories and taller, plus a structural integrity reserve study that the association can no longer waive. Miami-Dade's own recertification program applies on top of it. Ask for the milestone report, the reserve study, the budget and any approved or proposed special assessment before you offer; in the 1960s and 1970s buildings these documents decide the price.

Then the map. FEMA sample points we checked returned Zone AE with a 7-foot base flood elevation for the city center and Zone X on the higher ground along the 18000 block of Collins, so results vary within a few hundred feet; some oceanfront parcels can carry a VE designation. Confirm the exact address, read the association's flood and wind policies, and if you intend to rent, confirm the building's rules and the city's short-term rental license requirements first.

Selling here: the building's story and the view

Buyers on Collins Avenue shop by building first and by unit second. A listing that leads with a completed milestone inspection, funded reserves and a clean assessment history removes the biggest objection before a showing. In an older building that has not finished its work, pricing for the known assessment is faster than fielding the question in every negotiation.

Direct ocean views, corner exposures and floor height are what separate similar units, so the photography should be shot from the balcony at the right hour. Seasonal timing matters more here than in inland cities; much of the buyer traffic arrives between December and April.
