They are the areas we know block by block and where most of our clients end up. Full guides for more of Miami-Dade are in progress; ask us about any area not shown and we will give you the same read in person.
Where do the drive times come from?
They are typical off-peak estimates we maintain by hand. They are not live traffic data and they are not a promise. Verify your own commute before you decide.
Can you tell me which neighborhood has the best schools?
We can show you how school assignment works and where to find the official ratings, but fair-housing rules and plain honesty mean we do not rank neighborhoods by schools or by who lives there. The decision is yours, with good information.
Which of these areas is in a flood zone?
Every one of them has addresses in different zones, because flood maps follow elevation, not neighborhood lines. Check the exact address with the flood-zone tool.
What are the best neighborhoods in Miami?
The best one for you is the one that survives the four checks above — commute, housing type, price band, flood map — not a ranking. Families lean to Pinecrest, Palmetto Bay and Miami Lakes; walkable-city buyers to Brickell and Coconut Grove; value buyers to Homestead, Hialeah Gardens and Cutler Bay. Every guide shows its numbers.
