Spanish-Speaking Realtors in Miami: the ClearPath team
ClearPath is a small Miami brokerage where the broker is on the transaction, not behind it, and where the whole process runs in Spanish or English — whichever one you would rather sign a contract in.

Who you actually work with
Armando Perez is the broker of record, licence BK3464069, first licensed in Florida in February 2020 and running CLEARPATH REALTY GROUP CORP under brokerage licence CQ1075016. At a brokerage this size that is not a title on an organisation chart: the broker reads the contracts, holds the escrow, answers the evening call when an offer is due, and carries the regulatory responsibility for every transaction in the office.
Everything on this page that states a licence or a date is on the public DBPR record and can be checked in about a minute. We would rather you check.

Working in Spanish and English, start to finish
Plenty of Miami brokerages say they speak Spanish. The test is what happens at the parts that matter: the AS IS contract clauses, the inspection findings, the condominium documents, the closing statement. We run those conversations in whichever language you think in, and every page of this site — 28 neighborhood guides, 23 buyer and seller guides, five calculators — exists in Spanish as well as English.

What a ClearPath agent does on your transaction
- Explains the buyer-representation agreement, including what compensation is and that it is negotiable, before the first tour.
- Pulls the flood zone, the permit history and the association documents before you fall for a property.
- Builds the comparable set from closings in the same subdivision or building, not from an online estimate.
- Writes an AS IS offer with inspection and financing periods that leave you options.
- Manages the inspection, the appraisal, the estoppel and the title company to the closing date.
- Tells you when to walk away. That is the part you are really paying for.

Questions about working with us
Do you have Spanish speaking realtors?
Yes — ClearPath works in Spanish and English from the first call through closing, and every page of this site exists in both languages. That is not a translated brochure: the neighborhood guides, the contract explanations and the calculators are all written in Spanish too, because a document you only half understand is not a document you should sign.
How do I verify a Florida real estate license?
Go to the Florida DBPR licence search at myfloridalicense.com, choose Real Estate, and search by name or licence number. The record shows the licence type, its status and the brokerage the person is registered to. Do it for any agent you are about to sign with — ours included.
Who is the broker at ClearPath Realty Group?
Armando Perez, Florida broker licence BK3464069, first licensed as a sales associate in February 2020. The brokerage itself holds licence CQ1075016. Both are verifiable on the DBPR record, and on a small brokerage the broker is on the transaction rather than behind it.
What areas does ClearPath cover?
Miami-Dade and Broward — 28 neighborhoods, each with its own guide covering the housing stock, flood zones, association rules, schools and commute. From Homestead in the south to Miramar and Pembroke Pines in Broward.
How are your agents paid?
From the commission on a closed transaction, which is paid to the brokerage and then split with the agent — Florida law requires it to flow that way. Compensation on the buyer side is set in the buyer-representation agreement before the first tour, and it is negotiable; we explain it line by line before you sign anything.
Can I work with a specific agent?
Yes. Tell us who you want and what you are trying to do, and if that person is the right fit for the property type and area, they take it. If they are not, we will say so — sending a condo specialist to a waterfront estate helps nobody.
Tell us what you are trying to do
Buying, selling or renting — in English or Español. A licensed person answers, not a bot, and you will know within one conversation whether we are the right brokerage for it.
