Living in Pembroke Pines: who lives here and what the housing looks like

Pembroke Pines is in Broward County, about 22 miles north of Miami. Property taxes run through the Broward County Property Appraiser, public schools through Broward County Public Schools, and county records and courts sit in Fort Lauderdale. The land was dairy farms and open pine flatwoods when the city incorporated on January 16, 1960. Its first mayor, Walter Smith Kipnis, proposed the name for the pines near Pembroke Road. Growth came in stages along Pines Boulevard, State Road 820, and accelerated after Hurricane Andrew in 1992 pushed households north from south Miami-Dade; by 1999 the city ranked third among the fastest-growing cities in the country.

Today it covers 34.76 square miles, 2.08 of them water, and holds 171,178 residents in the 2020 census. I-75 cuts north-south through the western third, and the western boundary runs against the Everglades levee, which is why the newest neighborhoods stop where they do.

Housing stock: built east to west

The city built out roughly from east to west. The blocks near Pembroke Road, Douglas Road and University Drive hold the 1960s and 1970s one-story concrete-block houses, many without an association. Century Village, a condominium community of about 7,700 units built between 1970 and 1995 around a 135,000-square-foot clubhouse, sits along Pembroke Road and carries a 55-and-over occupancy rule in its documents.

The middle of the city around Flamingo Road and the Pembroke Lakes Mall, which opened in October 1992, is 1980s and early 1990s subdivisions. West of I-75 the pattern shifts to gated master-planned communities of the 1990s and 2000s such as Chapel Trail and Silver Lakes, two-story houses on lake lots with tile roofs and mandatory associations, plus townhouse enclaves. The newest rental and for-sale product is at City Center, where Town Pembroke Pines added 365 units in 2016 and City Center on 7th is entitled for 700.

Getting around: I-75, the Turnpike and Pines Boulevard

Downtown Miami is 23 driving miles by I-95, Miami International Airport 19 miles by the Palmetto Expressway, Doral 19 miles by the Turnpike's Homestead Extension, and Miami Beach 25 miles. Fort Lauderdale is 18 miles northeast by Sheridan Street. I-75 has interchanges at Pines Boulevard and Sheridan Street, and the Turnpike runs along the east side of the city.

Pines Boulevard is the commercial spine from University Drive to the western edge; Sheridan Street, Taft Street and Johnson Street parallel it, and Flamingo Road, Palm Avenue and Dykes Road cross it. There is no rail inside the city. Broward County Transit buses run the main corridors.

Daily life: City Center, the mall and two big parks

Pembroke Pines City Center at 601 City Center Way, bounded by Pines Boulevard, Palm Avenue and Washington Street east of Hiatus Road, is the civic core: City Hall, the Charles F. Dodge City Center event venue, the Veterans and 9/11 memorials, and a lifestyle center of more than 340,000 square feet anchored by a Publix that opened in spring 2018, with restaurants and apartments around it. Pembroke Lakes Mall at Pines Boulevard and Flamingo Road, 1,135,374 square feet on one floor with 153 stores and anchors including Dillard's, Macy's and JCPenney, is the regional mall.

C.B. Smith Park, a 299-acre Broward County park bought from the federal government in 1959, has a seasonal water park, a campground, tennis, batting cages and miniature golf. Chapel Trail Nature Preserve at 19800 Sheridan Street protects 450 acres of marsh with a 1,650-foot boardwalk and about 120 bird species. Memorial Hospital West at 703 North Flamingo Road, part of Memorial Healthcare System, provides emergency, maternity, cancer and cardiac care inside the city.

Schools and services: district schools plus a city charter system

Two systems overlap. Broward County Public Schools assigns by address: Chapel Trail Elementary at 19595 Taft Street, Silver Palms Elementary, Panther Run Elementary, Walter C. Young Middle at 901 NW 129th Avenue, Silver Trail Middle at 18300 Sheridan Street, Charles W. Flanagan High at 12800 Taft Street, opened in 1996 with 2,213 students in 2024–25, and West Broward High at 500 NW 209th Avenue, opened in August 2008.

The City of Pembroke Pines also runs its own charter school system with East, Central and West campuses for elementary and middle grades, a high school, and an FSU-affiliated campus at 601 SW 172nd Avenue; seats are by application, not by address. Somerset Academy and Franklin Academy are independent charters on Johnson Street and Pines Boulevard. Broward College and Florida International University keep campuses in the city, and the county library system has branches here.
