Living in Miami Lakes: who lives here and what the housing looks like
Graham's Dairy, founded in 1932 by Ernest R. Graham, ran here until the barn closed in 1979. The Grahams' company, then called Sengra and now the Graham Companies, hired Lester Collins, a former dean of Harvard's architecture school, to plan a 3,000-acre town of curving roads and lakes. Miami Lakes opened on July 22, 1962 with the first homes in Lake Patricia; the Lake Patricia Shopping Center followed in 1964, the country club, inn and 18-hole course in 1965, and Main Street held its ribbon-cutting in 1983.
The town incorporated in December 2000 as Miami-Dade's 31st municipality and covers 6.51 square miles, 5.66 of them land, with 23 lakes. The 2020 census counted 30,467 residents. Hialeah wraps the south and west, Miami Gardens sits to the east and the Country Club area to the north, with the Palmetto Expressway cutting through and Town Hall at 6601 Main Street. The Graham Companies remains the largest landowner, and the town counts more than 1,700 businesses, including the headquarters of BankUnited.

Housing stock: lakefront sections, Royal Oaks and Main Street
Housing follows the master plan's eras. The 1960s sections around Lake Patricia and the country club have one-story ranches on wide lots; later decades added two-story homes and lake-facing cul-de-sacs. Royal Oaks, a gated community split into east and west sections, holds about 1,200 single-family homes around a chain of lakes, and Loch Lomond sits on the fairways near the hotel on Main Street.
Townhouses and garden apartments, many owned and managed by the Graham Companies, cluster along Main Street and the Miami Lakes Town Center, so the rental and condo stock is unusually consistent. Redfin reported a median sale price of $694,652 in July 2026, up 6.9 percent year over year at about $384 per square foot, with 65 sales that month and homes taking around 85 days to go under contract.
Getting around: the Palmetto, I-75 and the Moover
The Palmetto Expressway (SR 826) runs through the town and Interstate 75 begins just to the west, which puts Doral, the airport and Broward within one interchange. By road, Town Hall is about 11 miles from Miami International Airport, about 16 miles from Downtown Miami and about 14 miles from Aventura.
The town runs the Miami Lakes Moover, two free circulator routes with more than 40 stops that connect to Metrobus and, via the Ludlam Limited route, to Metrorail; a free on-demand Freebee service and an Uber voucher program fill the gaps. The nearest Metrorail station is Palmetto at 7701 NW 79th Avenue. Inside the town, the curving streets are quiet by design, so most errands are a short drive or bike ride.

Daily life: Main Street, parks and the trail
Main Street is the town center, with restaurants, the hotel and Town Hall at 6601 Main Street and the Miami Lakes Town Center beside it. The park system includes Miami Lakes Optimist Park with ball fields and a community center, Royal Oaks Park, Picnic Park East, Veterans Park with a weight room, the Youth Center known as The Spot, the Mary Collins and Roberto Alonso community centers and the K9 Cove dog area.
The NW 170th Street Gateway Trail is a paved bike and running path along the town's northern edge. The nearest hospitals are in Hialeah, Palmetto General at 2001 West 68th Street among them, and Amelia Earhart Park, 515 county acres of bike trails, lakes and a farm village, sits nearby on Hialeah's north side.
Schools and services
Six traditional Miami-Dade public schools serve the town, and all six kept their letter grades in the 2023-24 report: Bob Graham Education Center, a PK-8 at 15901 NW 79th Avenue; Miami Lakes K-8 Center; Miami Lakes Middle at 6425 Miami Lakeway North; Miami Lakes Educational Center at 5780 NW 158th Street, which opened in 1998 and pairs a high school with adult technical programs; Barbara Goleman High at 14100 NW 89th Avenue, opened August 28, 1995 with about 3,071 students; and Hialeah-Miami Lakes High, built in 1971 for the new town.
Goleman runs National Academy Foundation academies in finance, hospitality and information technology, and Hialeah-Miami Lakes offers Legal Studies, SpaceHUB aerospace and Digital Media magnets. Mater Academy's charter campuses are just south in Hialeah Gardens. Confirm the zoned school for the exact address with the district, because boundaries split some streets.

Buying here: lakes, flood zones and associations
The lakes are the draw and the homework. On a lakefront lot, ask about the bank or seawall condition, who maintains it and whether the association or the town has rules for docks and shoreline work. Check the FEMA zone: Miami-Dade maps inland areas in AE, AH and X, and an AE or AH designation means mandatory flood insurance on a federally backed loan. Most sections have an HOA, and the gated ones such as Royal Oaks add architectural rules; read the budget, reserves and rental limits. On 1960s-to-1980s houses, inspect roof age, the electrical panel and window protection, and pull the town's permit history for any addition or enclosed patio. Condos three stories and taller fall under county recertification at 30 years for buildings from 1993 onward.

Miami Lakes buyers are paying for the plan: the lake view, the canopy and the quiet street. Redfin rated the market somewhat competitive in July 2026, with homes going pending in about 80 days and selling around 5 percent below list, while the best-prepared homes moved in about 46 days.
Photograph the lake and the street, not just the kitchen. Price against your own section, because Royal Oaks, Loch Lomond and the 1960s lakefront blocks trade at different levels, and have the HOA documents and the estoppel ready before the first showing.
