There is no live MLS search on this site — no search box, no map full of pins, and nothing that quietly serves you last month's prices and homes that went under contract weeks ago. A ClearPath agent pulls the list by hand instead. You name the area, a person goes and gets what is genuinely on the market, reads it before it leaves, and sends it to you. Then that same person answers whatever you want to ask about any address on it, which is the part a search box was never able to do anyway.
No portal account. No login. Your details are not sold on to anyone — the list comes from the brokerage that would represent you, and you can ask about any address on it.

Overview: Lennar's lake community on the west edge of Miami Lakes
Satori occupies 128 acres on the west side of the Town of Miami Lakes, bordered by NW 87th Avenue on the east, Miami Lakes Drive (NW 154th Street) on the south, Interstate 75 on the west and NW 165th Street on the north. The community's address is 16201 NW 87th Court, ZIP 33018, and it has two gated entrances: at Miami Lakes Drive and NW 89th Avenue, and at NW 87th Avenue and NW 162nd Street. The Miami Laker, the town's newspaper, places it inside the Town of Miami Lakes, which matters because the town, not Hialeah across the line, handles its zoning, code and local services.
Lennar built it as a single community of 482 residences, 226 townhomes and 256 detached houses, with construction starting around 2016 and homes delivered into the early 2020s. The design borrows from Japan: the entrance gates are modeled on Shinto temple gates, and the houses use wood, stone and glass accents. The center of the plan is a 67-acre lake that residents can use with kayaks and other non-motorized boats.
The homes: townhomes and Executive Estates
The 226 townhomes run about 1,600 to 2,000 square feet with three or four bedrooms, in two-story rows with garages; one listing describes a typical plan at roughly 1,588 square feet of living area. The 256 detached houses were sold under collection names such as Executive Estates and Serenity, in one- and two-story plans from three bedrooms and two baths up to five bedrooms and four baths, about 2,200 to 4,000 square feet, with the largest plans on lakefront lots that allow a private dock.
Every home came with Lennar's Everything's Included package: finishes, appliances and a smart-home automation system, and all were permitted under the current statewide Florida Building Code. Portals show recorded build years from 2017 to 2020 depending on the street, so the county record for the specific address is the year that counts for insurance.
Association: one HOA, gates and a lakeside clubhouse
A single homeowners association governs all 482 residences. It maintains the two gated entrances with 24-hour security and card access, the lakeside clubhouse with its fitness center, community room, resort pool, spa and splash pad, the meditation park and walking paths, the basketball court, playground, barbecue areas and the community dock. Listings describe the dues as including access to all amenities. Vesta Property Services was retained as the management company under a community association manager.
Because the community is young, the questions are about reserves rather than repairs. Ask for the current budget, the reserve study, the master insurance policy, the rules on leasing and on boats at the dock, and the status of any turnover from developer to owner control. Confirm whether the townhome section carries any exterior or roof responsibility separate from the house lots.
Living here: I-75, the Palmetto and the Miami Lakes schools
Satori sits about 15 miles northwest of downtown Miami with Interstate 75 along its west boundary and the Palmetto Expressway just east of NW 87th Avenue, which is the daily route to Doral, the airport and Broward. Miami Lakes Drive leads east to the town's Main Street district. The lake, the clubhouse and the walking park carry most of the recreation inside the gates.
Listings zone Satori to Bob Graham Education Center (shown as Graham Elementary), Miami Lakes Middle School and Barbara Goleman Senior High School, all Miami-Dade County Public Schools; confirm the assignment for a specific address with the district boundary tool.
Buying here: lake lots, the highway edge and the HOA file
Position is the first variable. Lakefront lots command a premium and may carry a private dock; lots along the I-75 side trade at a discount for road noise. Walk the specific street at rush hour. Then confirm the year built on the county record and ask whether the original Lennar structural warranty has any term remaining, since the community is young enough for that to matter.
Read the HOA budget, reserves, insurance and rules before your inspection period ends, and pull the FEMA flood zone for the exact address: a 67-acre lake means parcels here can map to an A zone as readily as Zone X, and flood insurance is required for any federally backed mortgage in a Special Flood Hazard Area. Use the flood tool on this site or the county hotline at 305-372-6466.
Selling here: what Satori buyers compare
Satori buyers compare on lot position first, lake or interior or highway side, then on plan and collection, then on what has been added since delivery. A townhome is priced against the other 225 townhomes, not against the houses, and a lakefront Executive Estates plan against other lakefront sales.
Have the HOA estoppel, the current dues and rules, the county record showing year built, and receipts for anything beyond the Everything's Included package ready before listing. Name the collection and the lot position in the first line; that is how buyers here search.
Satori questions people ask
Is Satori in Miami Lakes or Hialeah?
The Town of Miami Lakes. The community occupies 128 acres bordered by NW 87th Avenue, Miami Lakes Drive, Interstate 75 and NW 165th Street, and its address is 16201 NW 87th Court, Miami Lakes, FL 33018. The town, not the City of Hialeah, handles its zoning, code enforcement and local services.
Who built Satori and when?
Lennar. Construction began around 2016, and portals show recorded build years from 2017 to 2020 depending on the street. The community holds 482 residences: 226 townhomes and 256 detached houses sold under collection names such as Executive Estates and Serenity.
Is Satori gated?
Yes. There are two gated entrances, at Miami Lakes Drive and NW 89th Avenue and at NW 87th Avenue and NW 162nd Street, with 24-hour security and card access for residents. The homeowners association maintains the gates along with the lakeside clubhouse, pool, spa, fitness center and dock.
Can you use the lake at Satori?
Yes, without motors. The 67-acre lake at the center of the community is open to residents for kayaks and other non-motorized boats from the community dock, and the largest lakefront homesites allow a private dock. Ask the association for its current rules on boats and dock use.
What are the HOA dues at Satori?
One association covers the whole community, and listings describe the dues as including access to the clubhouse and amenities plus security and common grounds. Amounts change with each budget, so request the current budget, reserve schedule and any pending assessment from the association rather than relying on a listing figure.
