How much are closing costs in Florida?
For a financed buyer in Miami-Dade, usually 2–4% of the price: doc stamps on the note, intangible tax, lender fees, title and prepaids. Sellers pay the deed doc stamps ($0.70 per $100) and, by custom, the owner's title policy. The calculator itemizes both sides.
How much house can I afford in Miami?
Work backwards from a total housing payment near 28–31% of gross income — mortgage, taxes, insurance, flood and HOA together — using Miami-Dade tax and insurance assumptions, not national ones. The affordability tool does exactly that.
Does the mortgage calculator include property taxes and insurance?
Yes. It estimates Miami-Dade taxes from the price and county millage and adds homeowners insurance and association dues, because in South Florida those can add 30–40% to principal and interest.
