Why association approval decides your move date

In most of Miami-Dade’s condominium and gated-community rentals, the owner is not the last word. The association screens the tenant, charges a fee per adult, and in many buildings meets on a schedule rather than on demand. A lease signed on the first of the month means nothing if the board does not meet until the twentieth.

Questions about renting in Miami-Dade

How much do I need to move into a Miami rental?

Plan on first month, a security deposit and frequently last month, plus an association application fee for each adult where a condo or HOA screens tenants, and a refundable move-in or elevator deposit in many towers. Most of it is due before you are handed keys.

How long does association approval take?

It varies by building — some approve in days, others meet monthly. Because a signed lease does not override the association, the approval timeline, not the lease date, is what sets your real move date. Ask before you apply, and get the approval in writing before you give notice anywhere else.

When does a Florida landlord have to return my deposit?

Within 15 days if nothing is being claimed. If the landlord intends to impose a claim, Florida Statute 83.49(3)(a) requires written notice within 30 days of the end of the rental agreement, sent by certified mail to your last known address or by e-mail as the statute permits.

Who pays for repairs in a Florida rental?

Section 83.51 puts compliance with applicable building, housing and health codes on the landlord, along with structural maintenance in houses and duplexes unless the lease assigns specific items to the tenant. Make every request in writing and keep a copy — that record is what settles a dispute later.
