What rents in North Miami?

Expect low-rise apartment buildings from the 1950s through the 1970s, converted houses, and single-family rentals across the older neighbourhoods. Air conditioning age, window condition, water pressure and evidence of past water intrusion are the things to check on a walk-through; in an older building they are what separate a comfortable year from a difficult one.

Mostly 1950s one-story houses on inland streets, canal-front homes with docks in Keystone Point and Sans Souci Estates, and new rental and condo buildings at SoLé Mia, a 184-acre project planned for more than 4,000 residences.

What a tenant pays beyond the rent

The advertised rent is rarely the number you need on signing day. Between the deposit, last month, application fees and a move-in deposit, a Miami tenant commonly needs several times the monthly rent available at once — and most of it is due before you hold keys.

Insurance, storms and what the landlord covers

North Miami fronts Biscayne Bay and is threaded by Arch Creek and the canals of Keystone Point and Sans Souci, so its maps carry AE, AH and VE zones along the water and Zone X inland. As a tenant none of that is your premium to pay — but it is your risk to manage. The landlord insures the structure; your belongings are covered only by a renters policy, and flood damage to contents is usually a separate question again. When does a Florida landlord have to return my deposit?
