Living in Aventura: who lives here and what the housing looks like
Aventura began in the early 1970s as a development called Turnberry, on land that Maule Industries had quarried for limestone; the flooded pits became Maule Lake and Little Maule Lake, linked to Dumfoundling Bay by the Ojus Canal. Developers Don Soffer and Eddie Lewis chose the Spanish word for adventure as the name. The city incorporated on November 7, 1995, and formed its own police department in 1997.
It is small and dense: 3.52 square miles, of which 2.65 are land, with 40,242 residents at the 2020 Census, up from 35,762 in 2010. Golden Beach and Sunny Isles Beach sit across the water to the east, North Miami Beach to the south, unincorporated Ojus to the west and Hallandale Beach across the Broward line to the north. The Intracoastal Waterway and Dumfoundling Bay form the eastern edge; Maule Lake the southern one.
The feel is vertical and planned. Country Club Drive loops around the Turnberry golf courses, NE 188th and NE 190th Streets run to the bay, and Biscayne Boulevard carries the retail. The JW Marriott Miami Turnberry Resort, at 19999 West Country Club Drive, opened on November 7, 1967 on 270 acres with two Robert Trent Jones courses and predates the city by almost three decades.
“An owner or owners of a building that is three habitable stories or more in height as determined by the Florida Building Code and that is subject, in whole or in part, to the condominium or cooperative form of ownership as a residential condominium under chapter 718 or a residential cooperative under chapter 719 must have a milestone inspection performed by December 31 of the year in which the building reaches 30 years of age, based on the date the certificate of occupancy for the building was issued, and every 10 years thereafter.”
Housing stock: towers by decade, and a few streets of houses
Condominiums dominate. The oldest towers date from the 1970s and 1980s around Country Club Drive and along the bay; Williams Island, an 84-acre peninsula at 7900 Island Boulevard, delivered its first tower in 1985 and its ninth in 2013, with a marina and a 27,000-square-foot spa in between. Newer glass towers from the 2000s onward line the Intracoastal north of the William Lehman Causeway and the bayfront off NE 188th Street.
Unit sizes run from one-bedroom apartments in the older buildings to full-floor residences on the water. Townhouses and a limited number of single-family houses exist in gated pockets near the golf courses and on the Aventura Waterways side. Because most of the supply is in associations, the building itself, its budget and its inspection history matter as much as the unit.
Getting around: Biscayne Boulevard, the causeway and Brightline
Biscayne Boulevard (US 1) is the spine, the William H. Lehman Causeway crosses to Sunny Isles Beach, and I-95 is about a mile west at Exit 16. By map routing it is roughly 18 miles to downtown Miami, 22 to Miami International Airport, 13 to Miami Beach, 23 to Doral and 15 to Fort Lauderdale; the city's own site puts Fort Lauderdale-Hollywood International Airport at 10 miles.
The Brightline Aventura station at 19796 West Dixie Highway, just west of the mall, opened on December 24, 2022. Miami-Dade County paid $76 million to build it and owns it; it has 240 parking spaces, a free shuttle to Aventura Mall and a trip of about 17 minutes to MiamiCentral downtown. A pedestrian bridge to the mall was under construction as of 2025. Inside the city, the Aventura Express shuttle bus is free.

Daily life: the mall, the bayfront parks and the hospital
Aventura Mall at 19501 Biscayne Boulevard opened on April 29, 1983 and has grown to 2,800,000 square feet, the fifth-largest mall in the United States and the largest in Florida, with Nordstrom, Bloomingdale's, Macy's, JCPenney and a 24-screen AMC as anchors, more than 300 stores and a three-level, 241,000-square-foot wing added in 2017. It is also the reason weekend traffic on Biscayne Boulevard is what it is.
Founders Park at 3105 NE 190th Street is the city's main park: 12 acres in two sections, with a quarter-mile exercise trail, two clay tennis courts, a basketball court, an athletic field and a splash pad that runs from spring through September. Waterways Park and its dog park, Veterans Park and Peace Park round out the list, and the Aventura Arts & Cultural Center sits on NE 188th Street. HCA Florida Aventura Hospital at 20900 Biscayne Boulevard is a 493-bed hospital with a state-designated Level II trauma center.
Schools and services
Aventura is unusual in Miami-Dade because the city itself runs two charter schools: the Aventura City of Excellence School, a K-8 that opened in 2003, and Don Soffer Aventura High School, which opened in August 2019 on land bought from Gulfstream Park and was designed for 800 students. Miami-Dade County Public Schools serves the rest: Aventura Waterways K-8 Center, Virginia A. Boone/Highland Oaks Elementary, Highland Oaks Middle and Dr. Michael M. Krop High School at 1410 County Line Road, open since 1998, with a visual and performing arts magnet.
The Government Center is at 19200 West Country Club Drive. Charter seats are allocated by lottery and district boundaries change, so confirm the school picture for a specific address with the city and the district before it drives your decision.

Buying here: the building is the purchase
Since the Champlain Towers South collapse in Surfside on June 24, 2021, Florida's 2022 condominium law requires milestone structural inspections for buildings three stories and taller at 30 years, or 25 years within three miles of the coast, and structural integrity reserve studies that associations can no longer waive. Miami-Dade layers its own recertification on top. In a city where most towers passed 25 years some time ago, ask for the milestone report, the reserve study, the current budget and any pending special assessment before you write an offer.
Flood zone is the second check. Sample points we ran on FEMA's National Flood Hazard Layer for the city center and the Country Club Drive area both returned Zone AE with a base flood elevation of 7 feet, which is what you would expect on filled bayfront land. For a condo unit that mostly affects the association's master policy and the ground floor, but a lender will still want to see the flood determination.

Aventura buyers have many similar units to choose from, so the ones that close fastest are the ones whose paperwork is ready: a completed milestone inspection, a funded reserve plan and a clear answer on assessments. If your building has finished its work, say so in the listing. If it has not, price for the assessment rather than hoping the buyer will not ask.
Views and exposure separate otherwise identical floor plans; photograph the water, the golf course or the skyline at the right hour. Buyers here also compare monthly fees line by line, so a unit with a higher fee needs to show what the fee buys.

It has a deep inventory of condominiums at every age and price point, a mall, a hospital and a Brightline station inside a 3.5-square-mile city. The caveats are monthly fees, the post-Surfside inspection and reserve requirements on buildings past 25 years, and Zone AE flood mapping on most parcels. The building's documents decide whether a given unit is a good buy.
