Homestead is where you rent a whole house in Miami-Dade rather than a unit — yards, garages and three or four bedrooms at a rent that would get you a one-bedroom closer to the city. The trade is the drive, and in the master-planned communities, an HOA that has to approve you first.

The rental stock is mostly single-family houses and townhomes inside master-planned communities built from the 2000s onward, plus older houses in the original grid. Many of the newer ones are owned by investors and managed at a distance, which makes the lease terms and the maintenance clause worth reading closely. What a tenant pays beyond the rent

The advertised rent is rarely the number you need on signing day. Between the deposit, last month, application fees and a move-in deposit, a Miami tenant commonly needs several times the monthly rent available at once — and most of it is due before you hold keys.

Homestead lies between Biscayne Bay and the Everglades, and the city names surface water, tidal, storm surge and riverine flooding as its hazards. The city's maps show both Special Flood Hazard Areas and Zone X, and which one applies depends on the address; 2021 preliminary FEMA maps are published for the whole city.
