Living in Homestead: who lives here and what the housing looks like
Homestead sits at the southern end of Miami-Dade's urban area, about 26 miles southwest of Miami and 25 miles northwest of Key Largo, with Biscayne National Park to the east and Everglades National Park to the west. The city covers 15.58 square miles, 15.09 of them land, and counted 80,737 residents in the 2020 census; the city's own timeline notes the population had passed 65,000 by 2014.
The Florida East Coast Railway opened its first station here in July 1904 as Henry Flagler pushed toward Key West, and the name came from the homesteading land the line crossed. The town incorporated on February 8, 1913 with 121 residents and 28 registered voters, making it the second-oldest city in the county after Miami. Town Hall at 43 North Krome Avenue went up in 1917 alongside the first electric plant. Homestead Army Air Field was activated in 1942. On August 24, 1992 Hurricane Andrew, a Category 5 storm, hit the city and the base directly. Recovery brought the Homestead-Miami Speedway in 1995 and, later, the subdivisions that make up most of today's housing. Historic Downtown Homestead, eleven blocks and about 12 acres, was listed on the National Register of Historic Places in 2007, and the city marked its centennial in 2013.

Housing stock: old core, new subdivisions
Two Homesteads exist side by side. The historic core around Krome Avenue and the railroad has the city's oldest houses, masonry vernacular and Mission Revival buildings downtown, and the pre-Andrew stock that survived or was rebuilt after 1992. Around it, and especially to the east toward the Speedway and the base and to the west toward Krome, lie the master-planned communities built since 2000: Keys Gate and Waterstone, each large enough to carry its own charter school, plus builder communities from Lennar and others that are still adding townhomes and detached houses.
That newer stock is the reason Homestead is where much of Miami-Dade's entry-level new construction sits. Most of it is association-governed, with gates, lakes and amenity centers, and the HOA budget is as much a part of the purchase as the mortgage. Beyond the city limits the character changes fast: the unincorporated Redland to the northwest is agricultural, mostly outside the county's urban development boundary, with zoning that requires houses on a minimum of five acres.
Getting around
Three roads matter: US 1, which runs through the city as its commercial spine; the Homestead Extension of Florida's Turnpike, which ends here and is the fast route north; and State Road 997, Krome Avenue, which the Florida Department of Transportation has been widening to four lanes since January 2019. Downtown Miami is about 26 miles by road and Miami International Airport about 33 miles via the Turnpike.
Transit is the South Dade TransitWay, the busway beside US 1 on the old railroad right-of-way; it was extended to SW 264th Street in April 2005 and completed to Florida City on December 16, 2007, and the corridor was rebuilt with bus rapid transit stations between 2021 and 2025. The TransitWay connects to the Metrorail at Dadeland South. Homestead General Aviation Airport serves private aircraft. Everyday life inside the city assumes a car.

Daily life: downtown, parks, the Speedway, the base
Downtown Homestead is Krome Avenue: the 1917 Town Hall, now the Historic Town Hall Museum at 41 North Krome with the city's 1924 American LaFrance fire truck; the Seminole Theatre at 18 North Krome, opened November 26, 1921 and given its Art Deco façade in a 1940 restoration; Losner Park for concerts and events; and the Cybrarium, the city's library. Other city parks include Harris Field Park, Audubon Park, JD Redd Park with renovated tennis and pickleball courts, Homestead Air Reserve Park and the William F. Dickinson Community Center. The city runs its own electric utility, Homestead Public Services.
The big neighbors define the map. Homestead-Miami Speedway opened on November 3, 1995 on about 650 acres, a $59 million post-Andrew project promoted by Ralph Sanchez, with a 1.5-mile oval, capacity of 43,000 and NASCAR Cup races since 1999. Homestead Air Reserve Base, northeast of the city, was largely destroyed by Andrew, transferred to the Air Force Reserve on April 1, 1994 and is home to the 482nd Fighter Wing and its F-16s. Biscayne National Park's only mainland entrance is at Convoy Point, beside the county's Homestead Bayfront Park with its atoll pool and Herbert Hoover Marina; the Everglades' Ernest F. Coe Visitor Center is on SR 9336. Coral Castle, on US 1 in the unincorporated area, has been on the National Register since 1984. Baptist Health Homestead Hospital at 975 Baptist Way provides 24-hour emergency and maternity care.
Schools and services
Miami-Dade County Public Schools runs two high schools for the area. Homestead High at 2351 SE 12th Avenue, opened in September 1979, serves most of the city plus Florida City and Leisure City, enrolled 2,247 students in 2023-24, and offers academies from nursing and culinary arts to information technology and Air Force JROTC. South Dade High at 28401 SW 167th Avenue dates to 1953, moved into a 420,000-square-foot campus in 2008, enrolled 3,382 students, and runs six academies including International Baccalaureate; it serves parts of Homestead, Redland, Naranja and Leisure City.
Below them sit Homestead Middle, Campbell Drive K-8 Center, Gateway Environmental K-8 Center, West Homestead Elementary, Laura C. Saunders Elementary and Redland Elementary, with the School for Advanced Studies Homestead for grades 11 and 12. Charter options named in the public record include Keys Gate Charter School, Waterstone Charter School, Everglades Preparatory Academy and Somerset Academy campuses. Miami Dade College has a Homestead campus. The city will issue a free flood zone determination letter for any property inside its limits.

Buying in Homestead: what to check
New construction has its own checklist. Read the HOA budget, reserves, rules and any special assessments; confirm what the builder's warranty covers and for how long; and get the CDD or special-district line on the tax bill explained, because it does not disappear when the builder leaves. On resale houses in the older core, ask for the post-Andrew permit history on roof, openings and additions, and check for pre-1992 electrical and plumbing.
Flood zone is the constant. The city lists surface water, tidal, storm surge and riverine flooding as its hazards and notes that Biscayne Bay and the Atlantic are close; it holds a CRS Class 7 rating, which gives a 15 percent discount on policies inside Special Flood Hazard Areas, and 2021 preliminary FEMA maps have been published for the whole city. The base was rebuilt as an Air Reserve Base and transferred to the Air Force Reserve on April 1, 1994; the Speedway opened in 1995 as a recovery project; and most housing built since is post-Andrew code.
