Living in Cutler Bay: who lives here and what the housing looks like
Cutler Bay runs from SW 184th Street on the north to SW 232nd Street on the south, with Biscayne Bay on the east and US 1 and Florida's Turnpike on the west, about eighteen miles southwest of downtown Miami. The town covers 10.29 square miles, 9.89 of them land, and counted 45,425 residents in the 2020 census. ZIP codes are 33157, 33189 and 33190. The name honors Dr. William Cutler of Massachusetts, who visited the area around 1880.
The Tequesta were here first. Modern subdivision began with Lincoln City Section A in 1948 and took off when developer David Blumberg bought 1,400 acres and platted Cutler Ridge Section One in 1954 at what is now Cutler Ridge Drive and Coral Sea Road, named for the limestone ridge beneath it. On August 24, 1992 Hurricane Andrew made landfall near Cutler Ridge and left almost total destruction. Residents voted to incorporate in January 2005; the charter took effect on November 9, 2005, and the town runs a council-manager government from 10720 Caribbean Boulevard while it builds the Legacy Park and Municipal Complex.

Housing stock, subdivision by subdivision
The town's own development history reads like a map of its housing. Cutler Ridge added sections through 1958, one-story concrete-block houses on the ridge. Bel Aire began in 1957 near the old Peters tomato farm and grew by 23 sections through 1978. Saga Bay was re-platted from Tenalla Ocean Farms in 1972 on the bay side. Lakes by the Bay started in 1983 when Lennar built Section One and dedicated 96 acres of open space; it remains an association community around its lakes. Whispering Pines and Lincoln City fill in the rest.
Andrew rewrote the building record: many houses carry post-1992 roofs, openings and additions, and some were rebuilt entirely. Townhomes and apartments cluster near US 1, and the largest change is the 80-acre former Southland Mall site at 20505 South Dixie Highway, where The Current at City Center broke ground on February 27, 2025 with 350 apartments, the first piece of a planned buildout the town puts at $1.5 billion and roughly 5,000 units.
Getting around
US 1 and Florida's Turnpike form the western edge, and the Turnpike's Homestead Extension is the fast route north toward Kendall and the airport; Miami International is about twenty miles by way of SR 874. Old Cutler Road enters from the north and ends at US 1 in Goulds. Inside the town, Caribbean Boulevard, Franjo Road and Marlin Road are the connecting streets, and the grid is car-oriented.
Transit is the South Dade TransitWay, the busway on the old Florida East Coast Railway right-of-way beside US 1. Its first 8.3-mile segment from Dadeland South Metrorail station opened on February 3, 1997 and reached Southland Mall; the corridor was rebuilt with dedicated bus rapid transit stations between 2021 and 2025. From Dadeland South the Metrorail continues to Brickell and downtown, about eighteen miles from the town by road.

Daily life: the bay, parks, shopping
The bay is the town's edge and its main amenity. Black Point Park and Marina, a Miami-Dade County park at the southern boundary, is described by the county as the largest public marina in the Miami area, with a jetty that extends 1.5 miles into Biscayne Bay, a 24-hour boat ramp, bikeways, jogging trails and the Black Point Ocean Grill; approved by referendum in 1972, it was destroyed by Andrew and rebuilt.
Town parks include Cutler Ridge Park and Pool, Lakes by the Bay Park, the 5-acre Bel-Aire Park on Franjo Road south of SW 184th Street, the 1.3-acre Whispering Pines Park at 8800 Ridgeland Drive, and two newly acquired sites named Coastal Ridge Preserve and Veterans Park. Shopping centers on US 1 and the Southland Mall site, now being rebuilt as Southplace City Center with retail, a hotel and medical offices in the plan. The nearest hospital is Jackson South Medical Center at 9333 SW 152nd Street, a 262-bed hospital with a Level II trauma center.
Schools and services
Miami-Dade County Public Schools serves the town with Cutler Ridge Elementary, Whispering Pines Elementary and Gulfstream Elementary, then Cutler Bay Middle, then Cutler Bay High, which opened in August 2012 in the former Centennial Middle building from 1976, enrolled 576 students in 2023-24, and offers Liberal Arts, iPrep, COAST and Digital Business Marketing tracks plus the Cambridge program. Its zone was carved from Miami Southridge High, which still serves some addresses.
Coral Reef High, the six-program magnet in Richmond Heights, admits by application from anywhere in the district. The town runs its own police and public works departments and a stormwater utility, and it has kept elevation certificates on file for new construction since 2006. Building permits go through the town, not the county.

Buying in Cutler Bay: what to check
The town names three flood sources: tidal flooding and storm surge, flash flooding when rain overwhelms drainage, and canal overflow in prolonged rain. It also notes that a structure inside a Special Flood Hazard Area has a 26 percent chance of flooding over a 30-year mortgage. So pull the zone with our flood tool, request the elevation certificate from the town's map, and quote flood insurance during inspection. The good news is priced in: Cutler Bay's CRS Class 3 rating, effective April 1, 2023, gives residents a 35 percent reduction on most flood policies.
Then the association. Lakes by the Bay, Saga Bay and other subdivisions carry HOAs; read the budget, reserves and rules before contract. Ask for the post-Andrew permit history on roof, openings and additions, and if you are buying near the Southland site, understand that a seven-year, multi-phase construction program is next door.
