Buying in Loch Lomond means choosing between three things that share a name: a custom house from the mid-1960s to 1978 on a lot that can pass 15,000 square feet, with water or Shula's golf course views and a Town security district, or a single-story villa in Loch Lomond West (1971) or Loch Lomond East (1972 to 1978) with its own small association. Lot, era and which association apply are the first questions.

Overview: the golf-course section of the Graham plan
The Graham Companies opened Miami Lakes in July 1962 and built the 18-hole course designed by Bill Watts the same year, with the country club and the Miami Lakes Inn following in August 1965. Loch Lomond grew up beside the fairways during the 1960s and 1970s, when the company still traded as the Sengra Corporation. The name is Scottish, the lake at its center is Loch Lomond, and the streets carry the names of Scottish golf courses.
The section sits just north of Main Street, the town center that opened in 1983, between NW 67th Avenue and Miami Lakeway North. Three water bodies define it: Loch Lomond itself, a ski lake that allows motorboats, and Loch Doon and Loch Ness, the latter part of the Biscayne Canal, where the Miami Laker reports manatees have been spotted. Don Shula, the Dolphins coach whose name is still on the golf course and hotel, lived here during his years with the team.
The homes: 185 custom houses and two villa sections
All 185 houses in the main section were custom built, which is why a drive through shows Mediterranean, modern and traditional brick facades side by side, and one-story ranches next to two-story Venetian and Colonial designs and tri-level contemporaries. Lots run large for Miami Lakes, sometimes more than 15,000 square feet and up to half an acre, and most face either the water or Shula's golf course. Neighborhoods.com lists construction from 1965 to 2018, the later dates being teardowns and rebuilds, with sizes from 1,460 to 7,791 square feet.
The villa sections are a different product. Loch Lomond West, built by the Grahams in 1971 between Miami Lakeway North and Fairway Drive, has 75 single-story homes of about 1,460 square feet with two or three bedrooms, yellow and white awnings, a lake with docks and two parking spaces per home. Loch Lomond East, built from 1972 to 1978 between NW 67th Avenue and Miami Lakeway North, has 118 residences, mostly single story. In May 2025, Movoto put the median list price across all of Loch Lomond at $1,325,000 and the median size at 3,039 square feet.
The taxing district and three associations
Security in the custom-home section is a Town function. Loch Lomond is one of Miami Lakes' six special taxing districts, with guard service from SFM Services, and the Miami Laker describes the district as covering street lighting, security, maintenance and capital improvements, billed as a non-ad valorem line on the property tax bill. The gate records license plates and patrols cover the streets. The homeowners association here is optional and its main deliverable is the security decal.
The villas are mandatory-association property. The Loch Lomond West association maintains the lake and landscaping and periodically repaints the residents' homes and the perimeter wall, so exterior color is not an owner decision. Loch Lomond East charges lakefront and dry-lot owners at different rates and funds landscape, lake maintenance and an exterminator service. The Miami Laker's dues figures are undated, so ask for the current budget, reserves and rental rules from whichever association governs the address.
Living here: Main Street on foot, the golf course next door
This is the most walkable corner of Miami Lakes. From the East villas, the Miami Laker lists Windmill Gate Shopping Center, Miami Lakes Optimist Park with its ball fields and community center, and the county library within walking distance, with Main Street and its restaurants, hotel and Town Hall at 6601 Main Street just to the south. Shula's golf course is the view from many yards and the lake is in use on weekends.
Miami Lakes Middle School and Our Lady of the Lakes Catholic Church and School are the named schools nearest the East section; all six of the town's traditional public schools kept their letter grades in the 2023-24 report. Confirm the zoned school for the exact address with the district. The Palmetto Expressway is the commute route.
Buying in Loch Lomond: what to verify
First establish which Loch Lomond the listing is in, because the custom-home section, the West villas and the East villas have different governance and different bills. Read the tax bill's non-ad valorem section for the district assessment and get the estoppel from the villa association if one applies. On a 1960s or 1970s custom house, inspect roof age, the electrical panel, window protection and every addition; pull the Town's permit history.
On the water, ask what you are buying frontage to. Loch Lomond allows motorboats, so dock condition and any Town or association rules on boats and lifts matter; Loch Ness is part of the Biscayne Canal, which raises the seawall question. Check the FEMA zone by address with the county map or our flood tool, since an AE or AH designation means mandatory flood insurance on a federally backed loan.
Selling in Loch Lomond: what buyers compare
In the custom section, buyers compare lot, water and vintage. A rebuilt house on Loch Lomond with a dock is judged against other rebuilds, and an original 1970s house on its lot and its permit file, so know which comparison you are in before you price. Movoto's May 2025 figures showed long marketing times, which argues for pricing against the last closed sales on your own street rather than the list prices around you.
For a villa, the comparison is inside the same section: West against West, East against East, with the awnings and repaint schedule as constants. Have the association estoppel, the tax bill and any dock or seawall records ready, and photograph the fairway or the lake from the yard, since that is what separates Loch Lomond from the rest of Miami Lakes.
