Overview: Lennar on the Miami Lakes line

Aragon is one of the two gated communities Lennar sold in northwest Hialeah in the same cycle as Bonterra, built from 2014 to 2017 in the 33018 zip along the boundary with Miami Lakes and Hialeah Gardens. Lennar's own 2013 floor-plan brochure for the estate collection carries a June 2013 date, which places the planning a year before the first closings. Muxo Realty describes the result as a community that centers on its clubhouse, with a fitness center, spa and pool.

The layout is compact: 209 estate homes on 50-by-100-foot lots, plus the townhome and Bellagio villa collections, around a lake that Miami Gated Communities describes as offering an elongated view. Unlike the 1960s sections of Miami Lakes a few blocks east, there is no canopy yet and no custom variation; the streetscape is barrel tile, pavers and Lennar's Mediterranean elevations repeated in sequence.

The homes: five estate plans, townhomes and Bellagio villas

Lennar's estate brochure lists five plans. The Lexington is the only one-story: three bedrooms, two baths and a two-car garage at 1,932 square feet under air. The two-story plans step up from there: the Melrose at 2,362 square feet with three bedrooms, the Middleton at 2,409 with four, the Sterling at 2,608 with four bedrooms and three and a half baths, and the Wellington at 2,775 under air and 3,287 total with five bedrooms and four and a half baths. Miami Gated Communities rounds the range to 2,400 to 3,000 square feet with three to five bedrooms.

The townhomes run from three bedrooms and two and a half baths at 1,595 square feet to four bedrooms and three baths at 1,910, with a one-car garage. The Bellagio villas are the entry product at 1,390 to 1,612 square feet with two or three bedrooms and two and a half baths. Many estate lots have private pools and some face the lake. Movoto's September 2026 listings ran from $450,000 to $789,000 for homes of 1,592 to 2,622 square feet, which sits above the Hialeah median on our city page.

The association: gate, clubhouse and lake

Aragon is a mandatory-association community, and the dues carry the things the gate encloses: the entry itself, the clubhouse with its fitness center and celebration room, the pool and spa, the playground, the lake and the common landscaping. Attached collections such as the townhomes and Bellagio villas typically carry a second layer for building exteriors and shared walls, so confirm which association or associations govern the specific address.

Living here: I-75, Main Street and the schools

Aragon sits where three municipalities meet, which is useful in practice: Miami Lakes' Main Street and its restaurants, hotel and Town Hall at 6601 Main Street are the nearest town center, I-75 and the Palmetto Expressway are the routes to Doral, the airport and Broward, and Hialeah's own West 49th Street retail spine and Westland Mall are south. Amelia Earhart Park, 515 county acres with bike trails, lakes and a dog park, is on Hialeah's north side a short drive east.

Because the community straddles the edge of three cities, school zoning is the one thing not to assume. Hialeah-Miami Lakes Senior High, Barbara Goleman Senior High and Bob Graham Education Center all serve this corner of the county, and Mater Academy's charter campuses are nearby in Hialeah Gardens, but the assignment follows the exact address. Confirm it with Miami-Dade County Public Schools before you rely on a listing remark.

Buying in Aragon: what to verify

Start with the builder paperwork. Ask what remains of Lennar's structural warranty and whether it transfers to a second owner, and get the original closing options list so you know which finishes were standard. Then the association: budget, reserves, rental rules for the collection you are buying into, and the architectural guidelines, because a pool, a fence or a pergola added since 2017 needed both an association approval and a City of Hialeah permit. Pull the permit history for anything the seller added.

Confirm the FEMA zone by address with the county map or our flood tool, since an AE or AH designation means mandatory flood insurance on a federally backed loan, and price the insurance early; a 2015 roof and concrete block construction help, but lake lots and attached units are quoted differently. Finally, verify the zoned schools and the municipal address with the property appraiser, because this corner is where Hialeah, Miami Lakes and Hialeah Gardens meet.
