Buying in Royal Oaks means a one- or two-story house with a two-car garage, from three bedrooms up to seven, built between the mid-1980s and the 2000s, with a handful of custom homes on the last lots. You pay a homeowners association plus a Town special taxing district for the guards, both on separate bills. Read the architectural rules, the gate access terms and the lake frontage before you offer.

Overview: two gated halves either side of NW 82nd Avenue

Royal Oaks sits west of the Palmetto Expressway and north of Miami Lakes Drive, bounded by NW 86th Court on the west and NW 77th Court on the east, with NW 82nd Avenue running through the middle. The avenue divides it into Royal Oaks West, which the Town calls Royal Oaks Section 1, and Royal Oaks East. The Miami Laker traces the community to the early 1980s, when developer Ray Lovell sold empty lots, and the first few homes went up in 1984; the association's own site dates the community to 1983.

The streets that once opened onto 82nd Avenue were closed and the community was gated after the fact, with west-side entrances at NW 162nd Street and NW 168th Street and four manned gates in total. What you see today is what the association describes: avenues of oak trees, custom houses on oversized lots, three lakes in the eastern half and one in the west, and a few vacant lots still waiting for a house.

The homes: 1980s to 2000s, three bedrooms to seven

Because lots were sold to individual buyers and builders rather than delivered as a single tract, Royal Oaks has no standard floor plan. The Miami Laker describes houses of one or two stories with two-car garages, from three bedrooms and two baths up to seven bedrooms and five and a half baths. Neighborhoods.com puts construction between 1986 and 2008 and the size range at 2,332 to 4,863 square feet, and the west side was built in six phases between 1985 and 2002, with new custom homes added in 2015 and 2016.

Lakefront lots line the three eastern lakes and the single western one, and private pools are common. Listings in September 2026 on neighborhoods.com ran from $995,000 to $2,350,000 with a median sale price of $980,000, well above the town median on our Miami Lakes page. A 1980s house on a dry lot and a 2016 custom build on the water are different products behind the same gate.

The association and the two taxing districts

Two layers pay for Royal Oaks. The Royal Oaks Homeowners Association is managed by GRS Management from an office at 15280 NW 79th Court, Suite 101, and handles the Architectural Review Board, online dues and estoppel requests; any exterior change, from paint to a fence to a roof, goes through the ARB first. The Miami Laker counted 667 association members, fewer than the number of houses, so ask whether the specific lot is a member and what the current dues are.

The guards are a Town function. Miami Lakes runs Royal Oaks Section 1 and Royal Oaks East as two of its six special taxing districts, with guard service from SFM Services and the cost billed as a non-ad valorem line on the annual property tax bill. Gate access is by Click Card, sold by the Town to property owners who show a deed or tax bill and vehicle registration; Section 1 issues blue decals and East issues green, and the two are not interchangeable. The guard houses read license plates.

Living here: Royal Oaks Park, the plazas and the schools

Inside the gates there is a tot lot and two pocket parks. Just outside, Royal Oaks Park is one of the Town's main parks, with an open field, basketball, domino tables and a community center that houses a veterans memorial artwork. Royal Oaks Shopping Plaza and Park Centre Shops handle the everyday errands, and Main Street, the town center at 6601 Main Street, is a short drive east.

The six traditional public schools serving Miami Lakes all kept their letter grades in the 2023-24 report; Bob Graham Education Center and Barbara Goleman Senior High are the closest to this side of town. Confirm the zoned school for the exact address with the district. The Palmetto Expressway is a few blocks east and I-75 begins just west of town.

Buying in Royal Oaks: what to verify

Get both bills. Ask the seller for the HOA estoppel from GRS Management and the most recent property tax bill, and read the non-ad valorem section for the Royal Oaks Section 1 or Royal Oaks East assessment. Confirm whether the house is a member of the association, and read the ARB rules before you plan a fence, a pool cage or a new roof color, because approval comes first.

On a 1980s or 1990s house, the inspection list is roof age, window protection, the electrical panel and any addition; pull the Town's permit history. On a lakefront lot, ask who maintains the bank and whether docks are allowed. Check the FEMA zone by address with our flood tool, since an AE or AH designation means mandatory flood insurance on a federally backed loan.

Selling in Royal Oaks: what buyers compare

Buyers here are paying for the gate, the oaks and the lot, and they compare on age and water. A house from the first phase in the mid-1980s is judged against the 2000s and 2015-2016 custom builds on the same lake, so document the roof, the impact windows, the pool equipment and every ARB-approved change; a permit file that matches the house is worth more than new paint.

Price against closed sales inside Royal Oaks, east or west, not the Miami Lakes median, and separate lakefront from dry-lot comparables. Have the GRS estoppel, the ARB approvals and the tax bill ready before the first showing, and photograph the street under the oaks and the lake from the yard.
