Overview: 128 acres west of I-75
Bonterra occupies about 128 acres of northwest Hialeah just west of I-75 and north of NW 138th Street, close enough to Miami Lakes that the association describes the community as steps away from it, and near enough to the county line that CC Homes advertised it as just south of Broward. The master plan came from a 2014 joint venture between BBX Capital Real Estate and CC Homes, the Codina-Carr builder, and Lennar built the villa, townhome and estate collections between 2014 and 2016; BBX reports the final home sold in 2017.
The plan holds 1,171 residences: 857 single-family homes, villas and townhomes, plus 314 apartments in a separate rental section. CC Homes' own 50-acre portion was planned at 397 single-family residences in Santa Barbara-style architecture with barrel tile roofs, brick paver driveways and concrete block construction; its model grand opening on June 4 and 5, 2016 came after more than 200 pre-construction sales. Some portals label the address Hialeah Gardens; the city is Hialeah, zip 33018.
The homes: villas, townhomes and estates
Lennar sold three collections. The villas came in three plans, from two bedrooms and two baths at 1,441 square feet to three bedrooms at 1,668. The townhomes came in four plans with three or four bedrooms, 1,621 to 1,962 square feet and a one-car garage, several on waterfront homesites. The estate homes, all two stories, came in five plans with four or five bedrooms, 2,463 to 3,307 square feet and a two-car garage, marketed with granite counters, stainless appliances and wood-finish cabinets.
Because everything was built within about three years, the differences between houses are plan, lot position and what owners added afterward: pools, pergolas, impact glass upgrades, enclosed patios. Neighborhoods.com showed September 2026 listings from $451,000 to $939,000 with a median sale price of $607,000 at about $298 per square foot, which places Bonterra above the Hialeah median on our city page. The lake lots and the larger estate plans anchor the top of that range.
The master association and its sub-associations
Bonterra Community Association, Inc. is the master association, managed by KW Property Management, and its records count 858 housing units. It runs the gate, the Grand Clubhouse with its exercise room, oversized aerobics room, playroom, kitchen and lounge, the salt-water pool and sundeck, the walking trails and the 15-acre lake, which is non-motorized. Residents use a mobile app and an online portal, and visitor parking is assigned at the north end.
Beneath the master there are sub-associations by section; the South HOA, for example, has its own Architectural Control Committee that reviews exterior changes. A buyer therefore needs two sets of documents: the master budget, reserves and rules, and the sub-association's covenants, which govern paint, fences, pool cages and what can sit in a driveway. Ask both for estoppels and confirm any lease-term limits before you assume the home can be rented.
Living here: the highways, the schools and Miami Lakes next door
The location is about the interchanges. I-75 is at the community's eastern edge, the Palmetto Expressway and Florida's Turnpike are close, and the association's own description puts Pembroke Pines about eight minutes away and Doral about ten. Miami Lakes' Main Street and its restaurants are the nearest town center, and Amelia Earhart Park, the 515-acre county park on Hialeah's north side, is a short drive east.
The association states that Bonterra is zoned for Miami Lakes schools, naming Bob Graham Education Center, a K-8, Miami Lakes Middle School and Barbara Goleman Senior High; a Lennar listing page also names Miami Lakes High. School boundaries follow the address and can change, so confirm with Miami-Dade County Public Schools before you rely on any of it.
Buying in Bonterra: what to verify
New construction changes the checklist. Ask what remains of the builder's structural warranty and whether it transfers, and get the closing documents that show which options were original. Order the master and sub-association estoppels together, read the reserve line, and ask the manager whether any special assessment is pending. Check the sub-association's leasing rule if you plan to rent.
Then treat it like any other Hialeah purchase. Pull the city's permit history for pools, fences and patio enclosures added after closing, confirm the flood zone by address with our flood tool, since an AE or AH designation means mandatory flood insurance on a federally backed loan, and price the insurance early: a 2016 roof is an advantage, but a lakefront lot and an attached unit are quoted differently. Lennar has since proposed 178 townhomes at NW 97th Avenue and West 92nd Street, which is nearby supply to watch.
Selling in Bonterra: what buyers compare
Every buyer here is comparing your house with the same Lennar plan a few doors down, so the differences that move price are the lot, the water and what you added with permits. A pool, impact glass throughout, a finished patio and a lakefront position are the four things that separate listings; document each with the permit and the receipt.
Price against closed sales of the same collection inside Bonterra, villa against villa and estate against estate, not the Hialeah city median. Have both estoppels, the warranty paperwork and the association app access ready for the buyer, and photograph the clubhouse and the lake as well as the kitchen, because the amenities are part of what the monthly dues buy.
