Living in Miramar: who lives here and what the housing looks like
Miramar is in Broward County. In practice that means property taxes through the Broward County Property Appraiser, schools run by Broward County Public Schools, and county services in Fort Lauderdale rather than Miami. The city incorporated on May 26, 1955 with fewer than 200 residents and a footprint of about 2.9 square miles, bounded by Southwest 64th Avenue on the east, University Drive on the west, the county line on the south and Pembroke Road on the north. Mayor Robert Gordon chose the name after the Miramar district of Havana. The first municipal election came in January 1959, when Charles F. Knapp became the first elected mayor.
Today the city covers roughly 31 square miles, borders Pembroke Pines to the north and Hollywood to the east, and ranks 14th among Florida cities with 134,721 residents in the 2020 census. Spirit Airlines moved its headquarters here in November 1999, and the FBI's Miami field office relocated to a LEED-certified campus in Miramar in 2014.

Housing stock: older east, planned west
The original 1955 city, east of University Drive, is a grid of one-story concrete-block ranch houses from the 1950s and 1960s on rectangular lots, with carports, terrazzo floors and additions of every decade since. Most streets there have no association. Prices in East Miramar are the lowest in the city and the resale supply is steady.
West of University Drive, and especially west of Flamingo Road, the housing is planned communities built after the city expanded: Silver Lakes, Sunset Lakes and Silver Shores each have an elementary school or community center carrying the name. Expect two-story houses of the 1990s and 2000s on lake lots, gated entries, tile roofs and mandatory associations. Around Town Center there are 370 garden apartments and 134 townhomes, with up to 400 more planned on Block 2.
Getting around: three highways to Miami-Dade
The commute south is the reason most people look here. Downtown Miami is 22 driving miles by I-95, Miami International Airport 17 miles by the Palmetto Expressway, Doral 18 miles by the Turnpike's Homestead Extension, and Miami Beach 24 miles. Fort Lauderdale is 21 miles north by the Turnpike. I-75 runs along the west side of the city with an interchange at Miramar Parkway, and Red Road, Flamingo Road and University Drive are the north-south arterials.
Miramar Parkway and Pembroke Road carry east-west traffic across the whole city. There is no rail station inside Miramar; the nearest Tri-Rail stops are in Hollywood.

Daily life: Town Center and Regional Park
Miramar Town Center is a 54-acre civic and mixed-use district north of Miramar Parkway between Red Road, Hiatus Road and Miramar Boulevard. Ground broke in December 2002, and the 87,000-square-foot City Hall at 2300 Civic Center Place opened in December 2004. Fourteen acres are civic: City Hall, the library with Broward College and Nova Southeastern satellite classrooms, the Cultural Center and ArtsPark, and the police headquarters finished in late 2016. The rest is storefront retail, offices and housing.
Miramar Regional Park, 173 acres at 16801 Miramar Parkway one mile west of I-75, holds an amphitheater, an aquatics complex, six soccer and football fields, two baseball fields, two cricket fields, a skate park, a dog park and pavilions. Ansin Sports Complex, Vizcaya Park and the Sunset Lakes Community Center round out the list. The nearest full hospital is Memorial Hospital West at 703 North Flamingo Road in Pembroke Pines.
Schools and services: Broward, not Miami-Dade
Public schools belong to Broward County Public Schools, headquartered in Fort Lauderdale, with its own boundaries, calendar and school-choice process. Miramar High School at 3601 SW 89th Avenue opened in 1970 and runs an aviation program and an International Baccalaureate program. Everglades High School at 17100 SW 48th Court, opened in 2003, serves western Miramar and part of Pembroke Pines. Glades Middle School sits next door at 16700 SW 48th Court, and Sunset Lakes Elementary and Silver Shores Elementary serve the western neighborhoods.
Homestead exemption and assessments are filed with the Broward County Property Appraiser, whose office is separate from Miami-Dade's; a Miami-Dade exemption does not carry over. The city runs its own police, fire rescue, utilities and building department from Town Center.

Buying here: what to check
Read the county line into every document. Your closing agent will search Broward records, your homestead application goes to the Broward appraiser, and school assignment follows Broward boundaries, which can change. If you are moving from Miami-Dade, expect different millage rates and a different tax bill format.
Western Miramar was wetland drained for development, and the lakes in Silver Lakes, Sunset Lakes and their neighbors were dug to create fill. FEMA panels there mix AE, AH and X designations block by block, so pull the exact address and price a flood policy even where it is not mandatory. In East Miramar, check roof age, aluminum wiring and unpermitted enclosures on 1950s houses. In gated communities, read the association budget, reserve study and pending assessments before the inspection period ends.

Buyers here are usually comparing Miramar against Pembroke Pines and the northern Miami-Dade suburbs, and the deciding factors are commute, school assignment and the monthly association number. State the drive to I-75 or the Turnpike in miles, name the zoned schools, and put the association dues and what they cover in the listing.
In the west, a documented roof year, impact windows and a lake view carry the price; in the east, a permitted addition and a newer electrical panel do. Price against closed sales in the same community from the last six months; a listing that opens above the last sale tends to sit.
