Living in Doral: who lives here and what the housing looks like

Doral takes its name from Doris and Alfred Kaskel, who bought roughly 2,400 acres of swampland west of the airport in the late 1950s for about $49,000 and opened the Doral Hotel and Country Club in 1962 with the Blue, Red and Par 3 courses. The Blue Monster hosted a PGA Tour stop from 1962 until 2016, and the resort, now Trump National Doral, still covers about 800 acres. Residential growth arrived in the 1980s with Doral Estates and the Lennar joint venture Doral Park, interrupted by a county building moratorium from 1983 to 1985 that protected the drinking-water wellfields.

After a seven-year campaign, 85 percent of voters backed incorporation in January 2003 and Juan Carlos Bermudez became the first mayor. The city covers 15.08 square miles between Florida's Turnpike to the west, Medley to the north, the Palmetto Expressway to the east and the Dolphin Expressway to the south. The 2020 census counted 75,874 residents, up 66 percent from 2010, and the city says more than 100,000 people commute in on a typical weekday. The feel is planned and wide: broad avenues, lakes, gated entrances and office parks, with a walkable core forming around Downtown Doral.

Housing stock: gated lakes, townhouses and new towers

Most of Doral's housing was built after 1980. Gated single-family communities such as Doral Park, Doral Isles and Islands at Doral are organized around lakes and clubhouses, with two-story concrete-block homes on modest lots and townhouse clusters between them. Doral Estates, developed by the Kaskels' grandson Bill Kaskel in the early 1980s, is one of the older estate-lot sections beside the resort and trades on privacy and golf frontage.

The newest stock is vertical. Codina Partners broke ground on Downtown Doral in 2013; its first tower, 5252 Paseo, was completed in early 2016, and the district grew to about 250 acres after Codina and Lennar acquired the 130-acre Great White golf course that year. Just south, Related's CityPlace Doral, designed by Arquitectonica, stacks roughly 1,000 apartments and condos over about 250,000 square feet of retail. Midtown Doral adds more mid-rise condos. Expect HOA or condo dues on nearly every listing.

Getting around: three expressways and a trolley

Doral is a driving city with a real transit backbone nearby. The Dolphin Expressway (SR 836) runs along the southern edge, the Palmetto (SR 826) along the east and Florida's Turnpike along the west. Miami International Airport is about seven road miles from the city center, and Downtown Miami and Brickell are roughly 15 to 16 miles by car.

The Palmetto Metrorail station at 7701 NW 79th Avenue, open since May 2003, is the line's northern terminus with 720 park-and-ride spaces and serves Doral and Medley commuters heading downtown. Inside the city, the free Doral Trolley, launched February 1, 2008, runs four routes with connections to Metrorail. Rush hour on NW 41st Street, NW 107th Avenue and the Turnpike ramps is heavy because of warehouse traffic; drive your commute at 8 a.m. before you decide.

Daily life: parks, shopping and the hospital

Parks are one of Doral's strengths. Doral Central Park at 3005 NW 92nd Avenue is the largest, with a wellness campus, amphitheater, athletic fields and the Doral Aquatic Center. Doral Glades Park (about 25 acres at 7600 NW 98th Place), Doral Legacy Park (18-plus acres at 11400 NW 82nd Street), Morgan Levy Park and the eight-acre Trails & Tails dog park round out the system. Downtown Doral Park covers three acres beside the Doral Cultural Arts Center at 8363 NW 53rd Street.

Shopping runs from Miami International Mall, which houses a county library branch, to the restaurant streets of Downtown Doral and CityPlace Doral. Baptist Health Hospital Doral at 9500 NW 58th Street offers 24/7 emergency care and all-private inpatient rooms. Employers headquartered here include Carnival Corporation, Univision, WFOR-TV, the Federal Reserve Bank of Atlanta's Miami branch and U.S. Southern Command.

Schools and services

Miami-Dade County Public Schools serves Doral mostly through K-8 centers: John I. Smith K-8 at 10415 NW 52nd Street, Eugenia B. Thomas K-8 at 5950 NW 114th Avenue and Dr. Rolando Espinosa K-8 at 11250 NW 86th Street. Ronald W. Reagan/Doral High School at 8600 NW 107th Avenue opened in August 2006 and offers Advanced Placement along with Cambridge IGCSE, AS and A-level courses.

Charter capacity is unusually large. Doral Academy Preparatory at 11100 NW 27th Street, founded in 1999, serves grades 6 through 12 with 29 AP courses and an International Baccalaureate program added in 2016-17. Boundaries and charter lotteries change, so confirm the assigned school for a specific address with the district before you write an offer. The Doral Branch Library moved to Downtown Doral in June 2019.

Buying here: flood zones, associations and recertification

Start with the flood map. Zones AE, AH and X are the most common in Doral, and AH means shallow ponding of one to three feet in a base flood, so a lender will require flood insurance on any federally backed mortgage there. Ask for an elevation certificate on any AE or AH home; it can move the premium a lot.

Nearly every property sits inside an HOA or condo association. Request the budget, reserve study, rental rules and any pending special assessment. For condo buildings, Miami-Dade's recertification program requires a structural and electrical report at 30 years for buildings from 1993 onward, then every 10 years. In pre-construction, read the developer's warranty and confirm parking allocations in writing.
