Overview: 13 villages around one lake system

Doral Isles sits in ZIP 33178 on the west side of the city, with its main gate at NW 58th Street and a second gate on NW 107th Avenue, a few minutes from the Turnpike ramps. Lennar built it between 1997 and 2005 as a resort-style plan: roughly 1,700 homes, listed by the association's own count at 1,721, arranged around a chain of connected lakes so that a large share of lots touch water.

The community is divided into 13 villages with island names: Antigua, Antilles, Captiva, Caribbean, Catalina, Cayman, Martinique, Mediterranea, Pacifica, Riviera, St. Croix, St. Tropez and Venetia. Architecture is Mediterranean throughout, with barrel-tile roofs and stucco over concrete block, and the whole plan is flat and tree-lined, which is why residents bike and jog its internal loops. The Island Club, the shared clubhouse, occupies its own 4.25-acre island in the center lake, reached from NW 112th Avenue. The county's Doral library branch operated in the adjacent Doral Isles Shopping Center from July 2003 until it moved to Downtown Doral in June 2019.

Homes: from 946 to 4,315 square feet

Doral Isles covers every housing type Lennar was building in the late 1990s. Detached houses run from three to seven bedrooms, coach homes (semi-attached, garage below) from two to four, townhouses are typically three bedrooms, and the Captiva condos, five buildings of five stories, are two or three bedrooms. The villages differ in lot pattern more than in style. Antilles has 88 zero-lot-line houses and Cayman 120, meaning one side wall sits on the property line and the yard is concentrated on the other side. Mediterranea has 73 larger houses and Riviera 163, and these two hold most of the bigger lots. Many houses have pools behind screened patios, and the lake lots are the ones that hold value when the same floor plan comes up two streets over.

Association: a master HOA plus village fees

Governance is layered. The master homeowners association, with its office at 6450 NW 110th Avenue, runs the two attended gatehouses, 24-hour security, the lakes and common landscaping, and the Island Club: a 21,800-square-foot clubhouse with a resort pool and waterfall, fitness rooms, sauna, a patio café, a rentable ballroom, a fishing pier, and the courts, fields and trails around it.

Most villages then carry their own sub-association for streets, fences and, in the townhouse and coach-home sections, roofs and exterior paint. Captiva condos pay a building association on top of the master fee, which is why a Captiva listing shows two or three monthly figures. Before you sign, get every budget, the reserve studies, the rental and pet rules and the architectural guidelines, because exterior colors, fences and docks need approval here.

Living here: schools, errands and the Turnpike

The closest district school is Dr. Rolando Espinosa K-8 Center at 11250 NW 86th Street, a Miami-Dade public school serving pre-K through eighth grade with 584 students in 2024-25.
