Overview: where Doral's housing began

The City of Doral's own history places the first spurt of residential growth in the early 1980s, when Bill Kaskel, grandson of the resort founders, developed Doral Estates and then formed a joint venture with Lennar Homes to build Doral Park. Both were named after the hotel. A county building moratorium from 1983 to 1985, imposed to protect the drinking-water wellfields, interrupted construction, and most of what stands today dates from the late 1980s through 1997.

Doral Park lies in ZIP 33178 east of NW 107th Avenue, centered on the Doral Park Country Club at 5001 NW 104th Avenue. Recent sales run from NW 43rd Terrace to NW 54th Street and from NW 97th Place to NW 106th Court. The club lists thirteen member communities: Doral Chase, Doral Cove, Doral Dunes, Doral Glen, Doral Greens, Doral Lakes, Doral Oaks, Doral Palms, Doral Pines, Doral Place, Doral Sands, Valencia and Doral Woods; one listing service counts sixteen subdivisions in all.

There is no single Doral Park master association in the way Doral Isles has one. Each subdivision is its own association with its own gate: Doral Chase and Doral Lakes use card gates, Doral Palms a guard gate, Doral Woods a 24-hour guard gate, and the Villas condos list controlled access with a guard. Dues cover the gate, streets, common landscaping and whatever pool, clubhouse or playground that section owns; in the condo and townhouse sections they also fund roofs and exteriors.

Doral Park Country Club at 5001 NW 104th Avenue is a private club with a golf course, tennis complex, pool, fitness center, the BackYard Kitchen & Bar restaurant, a banquet center and a business center; the pool and gym open early and close at 9:30 p.m. on weekdays. Membership is separate from your HOA and not automatic with a purchase, so ask the club for current categories and initiation terms before you count the golf course as an amenity.

Living here: a K-8 inside the gates and CityPlace next door

John I. Smith K-8 Center, a Miami-Dade public school for pre-K through eighth grade with 785 students in 2024-25, sits inside Doral Park at 10415 NW 52nd Street, unusual for a gated area. Morgan Levy Park, with tennis, volleyball and basketball courts, soccer fields, a jogging trail and five rentable pavilions, serves the west side. Confirm the assigned school with the district; a school inside the gates does not guarantee assignment.

Doral Park's position is its quiet advantage: CityPlace Doral and Midtown Doral are minutes east, and NW 41st Street, the Palmetto and the Dolphin are the commuting spines. Redfin recorded a median sale price of $410,000 at $330 per square foot for the three months ending March 2026, with 119 days on market; the low median reflects the share of condo sales, not the houses.

Buying here: an older home, so inspect like one

Identify the subdivision first, because the gate type, the dues and the rules follow it, and the estoppel letter comes from that association, not from Doral Park as a whole. Ask the club what membership costs if you want the golf, tennis or pool; a listing that says club access means the option to join. On a house from 1987 to 1997, get the roof age, a wind-mitigation report and the four-point inspection insurers request, and pull permits for any enclosure, addition or window replacement.

Golf-course lots deserve two extra questions: which holes face the lot and where errant balls land, and who owns and maintains the course, since a private club's land use can change.
