Islands at Doral occupies the blocks between roughly NW 77th and NW 86th Streets west of NW 107th Avenue, in ZIP 33178, with the clubhouse at 8425 NW 112th Court and Dr. Rolando Espinosa K-8 Center on its northern edge at 11250 NW 86th Street. Century Homebuilders, LLC developed it, and listing records place construction between 2004 and 2008, a generation newer than Doral Isles or Doral Park.

Two public financing districts shaped it. Miami-Dade County created the Islands at Doral (SW) Community Development District on March 21, 2003 under Ordinance 03-37; that district alone covers about 108 gross acres planned for 101 detached houses and 563 townhouses, and it issued Series 2003 bonds that were refinanced in 2007. A second district, the Islands at Doral Townhomes CDD, meets at Doral Legacy Park, 11400 NW 82nd Street. The sections carry island names: Antilles, Corsica, Galápagos II, Madeira II, Menorca, Mediterranean, Promenade and Windward, among others.

Homes: townhouses first, then houses and condos

Townhouses are the majority product: two-story concrete-block rows with three to five bedrooms, a one- or two-car garage and a small fenced patio, many backing onto a lake. Recent Redfin sales show the range, from a 1,511-square-foot three-bedroom on NW 80th Lane to a 2,014-square-foot three-bedroom on NW 108th Path, and larger five-bedroom plans on NW 110th Avenue. Detached houses are the minority, clustered on the wider waterfront streets; a four-bedroom of 3,053 square feet on NW 84th Terrace sold in August 2026. Condos and coach homes fill the low-rise buildings near NW 83rd Street and NW 85th Terrace, where three-bedroom units of roughly 1,300 to 1,460 square feet trade at the entry level. Finishes are builder-grade from the mid-2000s, so kitchens, roofs and air handlers are now at the age where a renovation history matters.

Islands at Doral is governed by a master association over sub-associations organized by section; a residents' help-center site counts 2,896 homeowners in the master and reported dues moving from $122 to $132 a month on April 1, 2025. Separately, the CDDs levy annual assessments for operations and bond debt service, collected on the property tax bill through the Miami-Dade Tax Collector, a non-ad valorem line most Doral communities lack.

The Islands at Doral Clubhouse at 8425 NW 112th Court is operated by Doral Club, LLC, a private entity rather than the HOA.
