Paramount is a Downtown Miami tower, not a Brickell one: it sits in Park West beside Brightline's MiamiCentral station and the Miami Worldcenter retail that opened in 2025. Its 569 residences have ten-foot ceilings and private elevator foyers, and the amenity deck is unusually large. Leases run a three-month minimum, up to four per year. The 2019 certificate of occupancy puts the first milestone inspection in 2044.

Paramount Miami Worldcenter at a glance
Paramount is in Downtown Miami, in the Park West blocks north of the central business district and roughly a mile north of Brickell across the Miami River. It is the residential centerpiece of Miami Worldcenter, a ten-block, 27-acre district whose first building, the Caoba apartment tower, opened on January 14, 2019, and whose open-air retail opened on May 22, 2025. Brightline's MiamiCentral station and the Overtown Metrorail station sit on the district's west side; the Freedom Tower Metromover station is on its east side.
Daniel Kodsi's Paramount Ventures developed the tower with Miami Worldcenter Associates. Elkus Manfredi designed it, ID & Design International did the interiors, and the project cost about $500 million. Ground broke in March 2016, the building topped out in August 2018 and completion came in August 2019. Wikipedia lists it at 700 feet and 58 stories with 569 residences; portals put the residential floors at 8 through 54, above a podium that holds the amenity deck.
The residences
The residences were built to a larger spec than most Downtown towers. Ceilings are ten feet, units open from private elevator foyers, and terraces are 11 or 14 feet deep, which the developer marketed as outdoor living rooms. Portals list standard tower residences from about 1,294 to 2,376 interior square feet in one- to three-bedroom plans, many with dens, and penthouses from 3,509 to 6,000 square feet; eight bi-level penthouses have 20-foot ceilings. Most units have full-size laundry rooms rather than closets.
The building also contains guest suites and villa units that the association treats differently for rental purposes, so a listing described as a suite or villa is not the same product as a tower residence. Finishes are original 2019 throughout: European kitchens, spa tubs and rain showers. Views split between the bay and Maurice A. Ferré Park to the east and the Overtown and river side to the west.
Association, rules and inspections
One association governs the tower. Portals report that standard residences may be rented up to four times per year with no lease shorter than three months, while guest suites and villa units may be rented up to twelve times per year with a 30-day minimum. Pets are allowed for owners and renters with vaccination records and county registration. Dues fund the amenity deck and rooftop, concierge, valet, security and the master insurance, plus basic cable, internet, water, sewer and trash.
The certificate of occupancy dates to 2019 and the site is within three miles of the coast, so under Florida Statute 553.899 the first milestone inspection is not due until December 31, 2044. The structural integrity reserve study under Statute 718.112(2)(g) applies now; with an amenity deck this large, the reserve line items for pools, courts and waterproofing are worth reading closely.
Living here
The tower sits inside a district that was still being built when it opened. Miami Worldcenter's open-air retail, redesigned in 2015 from an earlier enclosed-mall plan, opened in May 2025 at street level around the building. Brightline's MiamiCentral station, with trains to Fort Lauderdale, West Palm Beach and Orlando, and the Overtown Metrorail station are on the district's west edge; the Freedom Tower Metromover station, renovated in 2021 and 2022, is on the east.
Kaseya Center, the Miami Heat's arena at 601 Biscayne Boulevard, and the 30-acre Maurice A. Ferré Park with the Pérez Art Museum Miami (December 2013) and the Frost Museum of Science (May 2017) are a few blocks east on the bay. iPrep Academy at 1500 Biscayne Boulevard is Miami-Dade's pre-K through 12th grade magnet nearby; Miami-Dade County Public Schools assigns zoned schools by address, so confirm the boundary for the unit.
Buying at Paramount: what to verify
Confirm which unit type you are buying, because tower residences, guest suites and villas carry different rental rules. Request the structural integrity reserve study, the current budget, the master insurance declarations and twelve months of board minutes, and ask whether any special assessment is pending. Verify that the parking space and any storage convey. The parcel is several blocks inland from Biscayne Bay, but check the FEMA flood zone for the address with our flood tool. Walk the retail level at night as well as by day: Miami Worldcenter is new, and its tenancy is still filling in.
Selling at Paramount
Buyers weigh Paramount against the Brickell towers of the same years and against newer Downtown product, so the listing should lead with the things those buildings lack: ten-foot ceilings, private elevator foyers, deep terraces and the amenity deck. Quote the rental rule for your unit type and the dues in the first lines. Price against closed sales on the same line and exposure inside the building, and separate tower residences from suites and villas when you pull comparables.
