One Thousand Museum at a glance

One Thousand Museum stands on Biscayne Boulevard across from Maurice A. Ferré Park in Downtown Miami, a little over a mile north of Brickell. It was Zaha Hadid's first residential tower in the Western Hemisphere and one of the last projects of her lifetime; Zaha Hadid Architects designed it with O'Donnell Dannwolf Partners as the local firm, DeSimone as structural engineer and Plaza Construction as builder. Construction ran from 2015 to 2019, and the tower topped out in February 2018.

The defining feature is the curving exoskeleton: about 5,000 pieces of glass-fiber-reinforced concrete, shipped from Dubai, that carry structural load and free the interiors of columns. The foundation goes more than 170 feet down, and the auger-cast piles set depth records for Miami-Dade County. Wikipedia lists the height at 707 feet and 62 stories, with roughly 950,000 square feet of floor area for just 84 residences. PBS profiled the construction in 2018 under the working name Scorpion Tower.

The residences

Wikipedia breaks the 84 residences into one two-story duplex penthouse, four townhouses, ten full-floor units and about seventy half-floor units. Portal listings put half-floor residences at roughly 4,599 to 4,822 square feet with four bedrooms, townhouses at 8,060 to 8,102 square feet with five bedrooms, and full-floor penthouses near 9,910 square feet, all plus terraces. Plans flow east to west so the bay and the park are on one side and the city on the other.

Because the exoskeleton carries the load, the interiors have no perimeter columns, and the terraces are cut into the curves of the facade rather than hung off it. Finishes were specified by the Hadid studio and have mostly stayed original since 2019. With so few units, resale inventory is thin and the comparison between two listings is usually floor height and exposure rather than layout.

Association, rules and inspections

One association governs the tower, and with 84 owners sharing a helipad, an indoor aquatic center, a two-level sky lounge, a spa across floors 8 and 9, a theater and a vault, the per-unit share of operating costs is high by definition. Dues fund those amenities, the concierge, valet and security, and the master insurance policy. Neither the rental minimum nor the pet rule is consistently published on the portals we reviewed, so get both in writing from the association rather than from a listing.

The certificate of occupancy dates to 2019 and the parcel is within three miles of the coast, so under Florida Statute 553.899 the first milestone inspection is not due until December 31, 2044. The structural integrity reserve study under Statute 718.112(2)(g) applies now, and for a building with a one-of-a-kind exoskeleton the engineer's reserve assumptions for facade maintenance are the document to read first.

The address faces Maurice A. Ferré Park, the 30-acre bayfront park that opened as Bicentennial Park in 1976, was renamed for the former mayor in 2019, and holds the Pérez Art Museum Miami (December 2013) and the Frost Museum of Science (May 2017); a walkway and sculpture garden for dogs and cats opened there in January 2023. Kaseya Center, the Miami Heat's arena at 601 Biscayne Boulevard, is directly south of the park, and the Adrienne Arsht Center for the Performing Arts is a few blocks north.

The Metromover's Museum Park station, on the Omni Loop at Biscayne Boulevard and NE 11th Street, reopened on November 29, 2013 and is at the tower's doorstep; Eleventh Street and Park West stations are also within a short walk, and Brightline's MiamiCentral station is west of the park. iPrep Academy at 1500 Biscayne Boulevard is Miami-Dade's pre-K through 12th grade magnet nearby; confirm the zoned school for the unit with Miami-Dade County Public Schools.

Buying at One Thousand Museum: what to verify

Ask for the structural integrity reserve study, the facade maintenance plan, the current budget, the master insurance declarations and twelve months of board minutes, and check whether any special assessment is pending. Get the rental and pet rules directly from the association. Confirm how many parking spaces and which storage convey with the unit; at this size, buyers expect more than one space. The parcel fronts Biscayne Boulevard a block from the bay, so check the FEMA flood zone for the address with our flood tool and ask for the association's flood policy. If the helipad matters to you, ask how it is operated and what it costs to use.
