Brickell Flatiron stands where South Miami Avenue, SE 10th Street and Brickell Plaza meet, a triangular lot that gave the tower its name. Wikipedia lists it at 736 feet to the roof and 64 stories, which places it among the tallest buildings in Miami. CMC Group, the firm of Ugo Colombo, developed it with Vladislav Doronin as co-developer; Luis Revuelta was the architect and Massimo Iosa Ghini of Bologna designed the interiors.

The site had a long history before the tower. A Major Use Special Permit was approved in 2006 for a 70-story mixed-use project that stalled in the recession. The revived, residential-only design broke ground in October 2015, topped off at the end of 2018 and received its temporary certificate of occupancy in October 2019. The building is unusual in one other way: it was built over the Metromover's elevated track, so the trains pass through the base of the block.

The residences

The tower holds 527 residences. Non-penthouse units run from one to three bedrooms at roughly 737 to 2,025 interior square feet, and penthouses from two to five bedrooms at 1,350 to 6,487 square feet, according to the portal listings. Standard ceilings are nine feet and penthouses ten. Every residence has floor-to-ceiling glass and a terrace; the triangular plan means many units get two exposures.

Iosa Ghini's interiors lean Italian: flush cabinetry, stone counters and large-format porcelain floors delivered as standard. Because the building was completed in 2019, most units are still in their original finish, so the comparison between two listings on the same line usually comes down to floor height, exposure and whether the seller upgraded closets, lighting or window treatments.

Association, rules and inspections

One condominium association governs the whole tower. Dues pay for the rooftop amenity floor, the 17th- and 18th-floor club levels, the concierge, doorman and valet, security and the master insurance, and portals list basic cable, internet, water, sewer and trash as bundled in. Rentals follow a two-tier rule: 30-day minimum for furnished units, six months for unfurnished. Pets are permitted with registration and vaccination records; portals report no size limit, but the association's current rules control.

The certificate of occupancy dates to 2019 and the parcel is within three miles of the coast, so under Florida Statute 553.899 the first milestone inspection is not due until December 31, 2044. What applies now is the structural integrity reserve study under Statute 718.112(2)(g), which every residential condominium three stories or taller must complete and repeat at least every ten years. Living here

The address is the argument. Mary Brickell Village, the open-air shopping and dining block that opened in 2006, is directly across South Miami Avenue. The Metromover's Tenth Street/Promenade station, at 1011 SW 1st Avenue on the Brickell Loop, is at the foot of the tower, and Brickell station for Metrorail is one block further on SW 1st Avenue. Brickell City Centre is two blocks north at SW 8th Street. Sexy Fish, the London restaurant group's first U.S. location, opened at the base of the building on February 3, 2022.

Simpson Park, eight acres of preserved hardwood hammock at 55 SW 17th Road, is the closest green space. The zoned public school is Southside Preparatory Academy at 45 SW 13th Street, pre-K through eighth grade, three blocks south; Ada Merritt K-8 Center at 660 SW 3rd Street is the nearby International Baccalaureate magnet. Confirm the school boundary for the exact unit with Miami-Dade County Public Schools.

Buying at Brickell Flatiron: what to verify

Ask for the structural integrity reserve study, the current budget, the master insurance declarations and a year of board minutes, and check whether any special assessment is pending. Confirm whether the unit is treated as furnished or unfurnished for rental purposes, since that decides the minimum lease. Verify that the parking space and any storage convey with the deed. The tower is a few blocks from the Miami River, so check the FEMA flood zone for the parcel with our flood tool. Finally, ride the Metromover past the base once: the trains run through the block, and some buyers want to hear that for themselves.
