Can you be a part-time real estate agent in Florida? Yes — here is how it works at ClearPath.

Yes. Florida issues one sales associate license whether you work sixty hours a week or six; the course, exam, broker registration and rules are identical. What changes is the economics — fixed monthly fees do not scale down with your hours — and the logistics of showing homes around another job. Can you be a part-time realtor in Florida?

The statute does not know the phrase. It requires a valid and current active license to operate as a sales associate, registered under a broker — nothing about hours. Part-time agents take the same 63-hour course, pass the same exam, complete the same 45-hour post-license course before the first renewal, and carry the same duties to their clients. The only people who will tell you part-time is not allowed are brokerages whose fee model needs you to close every month.

The question worth asking is not whether you can, but what the brokerage charges you for the months you do not close.

What does part-time look like in Miami?

Evenings and weekends, mostly — which is when Miami buyers tour anyway. A nurse who sells to other nurses, a teacher whose sphere is a school, an engineer at a Doral employer whose colleagues relocate every year: each has a sphere that a full-time agent would pay to reach. The part-time agent’s real constraint is response time, and that is the constraint the CRM exists to remove — the first text and email go out automatically while you are at work, and you call back on your break.

What part-time does not suit is listing-heavy work with weekday showings, inspections and appraisals. Most part-time agents in their first year work buyers and rentals, and hand a listing to a partner agent on a referral or co-list. Ask the brokerage how it handles that before you take your first listing appointment.

How much do part-time real estate agents make?

Closings times commission times split, minus fees — the same arithmetic as full-time, with fewer closings. There is no reliable public figure for part-time income specifically, and this page will not invent one. What the arithmetic shows is where part-time agents lose money: on fixed fees. How to become a part-time real estate agent

The same path as full-time, with two decisions made earlier. First, pick a brokerage whose fees fit a slow year — few or no fixed monthly costs, a split you can live with at two closings, tools included rather than billed. Second, decide your availability in writing before your first lead: which evenings, which weekend days, how fast you can return a call from work. A buyer who knows you answer at 12:15 and after 5:30 will wait; a buyer who does not know goes to the next agent.

  1. Complete the 63-hour pre-license course (online works around a job) and pass the state exam.
  2. Choose the brokerage on fees and follow-up, not on the split alone; get the agreement in writing.
  3. Activate the license under the broker; join MIAMI REALTORS® and the MLS.
  4. Load your sphere into the CRM and set your availability so the automation answers when you cannot.
  5. Work buyers and rentals first; partner on listings until your schedule can carry them.
  6. Book the 45-hour post-license course before the first renewal — the license is void without it.

Fees a part-time agent should watch

Monthly or desk fees, technology or CRM fees, franchise fees, minimum-production clauses, and per-transaction fees that are large relative to a small commission. Association and MLS dues are unavoidable and are paid to MIAMI REALTORS® and the MLS, not the brokerage.
