Florida licenses you with 63 classroom hours and an exam. It does not teach you to write an AS IS offer, to read a condo estoppel, or to hold a buyer through an appraisal gap. Real estate coaching sold by the month promises to; most of it is motivation on a webinar. What is the difference between training, coaching and mentorship?
Training is content: the contract, the disclosure duty, the financing period, how a showing runs. Coaching is accountability: someone who asks what you did this week with the leads in your pipeline. Mentorship is proximity: sitting in the inspection, listening to the negotiation, co-writing the offer with someone who has closed in the neighborhood. A new agent needs all three, in that order of urgency, and almost every "coaching program" sells the second one alone — for a monthly fee.
At ClearPath the three come from the same place: the broker. The format is set on your first call and written into your plan, and none of it is billed as a coaching fee.
How does mentorship work at ClearPath?
You shadow real work: showings, inspections, listing appointments, closings. You work your first deals alongside the broker rather than reporting on them afterwards. And your pipeline — every lead in the CRM, with a stage and a next step — gets reviewed on a cadence you agree in the first call. That review is where the coaching happens: not "how do you feel about your week," but "this lead has been in Contacted for nine days; what is the call?"
What we do not promise is a number of hours, a class schedule or a guaranteed closing. Those are recruiting claims. The commitment is the format, and it is confirmed in writing before you move your license.
What does Florida require after you are licensed?
Two things, and both have deadlines. First, a post-license course of up to 45 classroom hours before your first renewal — the statute is blunt about what happens if you skip it: the license is null and void. Second, continuing education for every renewal after that, under rules the Florida Real Estate Commission sets and the DBPR publishes. Neither one teaches you to sell; both keep the license you sell with. Book the post-license course in your first month, not your twenty-third.

What the first ninety days look like
A plan you can actually follow, week by week, with a person checking it. The table is the shape of it; the specifics — who you shadow, how often — are set with the broker on the first call and written down.

Sales training for real estate agents: scripts, showings, offers, the contract
The training that produces closings in Miami is specific. How to answer the lead who texted at 11 p.m. and has three other agents’ messages. How to run a showing so the buyer talks and you listen. How to explain a flood zone, a 40-year recertification letter and a condo reserve study without losing the buyer. How to write an AS IS offer with an inspection period and a financing period that protect your client and still get accepted. How to present a buyer-representation agreement so it is signed before the first tour, as the rules since August 2024 require. Every one of those is a live deal you will sit in before you run one.
How to find a real estate mentor if it is not here
Ask a producing agent whose deals you admire whether you can shadow one showing a week in exchange for the work — open houses, showings for their buyers, the paperwork nobody wants. Most say yes; the ones who say no were never going to teach you. A paid coach is the fallback, not the first move, and if you hire one, ask for the names of three agents they coached in their first year and call them. The question that matters is whether the mentor is in the deal with you or on a video call about it.

How to find a real estate mentor?
Inside your brokerage first: ask the broker who you shadow and how often your pipeline is reviewed, and get it in writing. Outside it, ask a producing agent to let you shadow one showing a week in exchange for doing the work. A paid coach is the fallback; if you hire one, call three agents they coached in their first year.
How much does real estate coaching cost?
Paid programs vary widely and are usually billed monthly, on top of your brokerage fees. At ClearPath, mentorship by the broker is part of the affiliation rather than a separate coaching fee; the format is confirmed on your first call and nothing on this page claims a number that is not in writing.
How long is real estate school?
The Florida sales associate pre-license course is capped at 63 classroom hours of 50 minutes each, exam included (F.S. 475.17(2)(a)1). After licensing, a post-license course of up to 45 hours is required before your first renewal, and the license is null and void if it is not completed.
How to become a real estate broker?
Hold a sales associate license, meet the experience requirement, complete the broker pre-license course — capped at 72 classroom hours — and pass the broker exam. How to get leads as a new real estate agent?
Sphere first, loaded into the CRM in week one; then open houses and showings; then the brokerage site’s neighborhood pages; then paid leads once you convert. Mentorship is what turns the first of those into closings — someone in the showing with you, not a script.
How do real estate agents get paid?
From the commission on a closed sale, paid to the broker and split with the agent under the independent-contractor agreement, minus the fees it lists. Training and mentorship at ClearPath are not billed against that split as a coaching fee.
